My partner and myself needed to make wills so chose Chadwick Lawrence as they had handled previous house sales and purchases.
We easily made an appointment to discuss the process and what was the best wills for the 2 of us.
Rachel explained everything in terms made easier to understand, which was a great help. Communication via phone and email was fine and paperwork easy to follow.
Excellent service, would highly recommend the services of this company.

Chadwick Lawrence Ruined our Retirement

When we purchased our retirement home in Northumberland we had to point out to Chadwick Lawrence (CL), our conveyancers, that the land boundary shown on the plans was very obviously inaccurate in that it did not follow the Ordnance Survey fence lines. They assured us that it would be corrected. However, after purchase when we came to apply for planning permission for a conservatory and a garage/workshop we found that the boundaries had not in fact been corrected and had become embodied in the Land Registry records. CL undertook to put their negligence right but, after 6 long frustrating years, more incompetence and countless excuses, failed to do so and we had to appoint other solicitors. Their fees and our loss of potential profit were substantial but CL declined to offer compensation or even a proper apology. Instead, they appointed expensive London solicitors and, after a long and complicated legal battle, eventually offered £5,000 without admitting liability. However, this did not even cover our additional legal expenses and we could not afford to pursue the matter further. Furthermore, it is now rather too late to enjoy the extensions or the profit that they would have generated. My recommendation is therefore “Do not use this firm”

absolutely disgusting company. I have recently bought a house and the estate agents recommended Chadwick Lawrence. My goodness what a mistake!
Firstly they delayed everything by a month as they forgot to email me and blamed me.
Then, horrendous at keeping me up to date at what was going on, when they finally came to completion, I got charged an extra £300 for nothing, wasn't allowed to ask why and if I didn't pay it the house wouldn't have gone through.

Since buying the house, I was shocked and appalled.
First off, my boiler needed to be replaced, which is totally fine, and I was well aware that the seller hadn't had the boiler serviced, however I was told by the company that came to check my boiler that it could up at any point and I shouldn't have been sold the house with this happening. I explained to them I was told the seller did not service it, he then proceeded to tell me, this is my solicitors job to have an answer as to why. Which they did not.

I then find mould in the house and a huge damp patch, which in the surveying has said there is no damp.

I then get told after moving in the house has prepaid meters, which I was not aware of, and I am still stuck with. Again I have been informed (by another solicitor firm) that CHADWICK LAWRENCE should have told me all of this.

I then go to email my solicitor to just explain what I had found, I got a very snotty email back and in such words she basically said it has nothing to do with her now she's NOT helping me, so after a few back and forths with no outcome, I then go to the complaints.

You have to email a Mr PAUL CARVIS. Who seems a delight. I explained to him, and let's just say he gave the most unprofessional most disgusting email back to me i have ever received. Nothing is the companies fault and it is all mine so I am told.

I'm currently in the process of taking this further.


Avoid at all costs. Horrific individuals. No wonder people hate solicitors, I now see why.

Dreadful & unprofessional

Do not use, this is an unprofessional firm that will give you a stressful experience when you hire them. Can never get through to them, they don’t return calls, will switch on the voicemail all day just to avoid communicating. Poor quality workmanship, lack of basic legal knowledge, inexperienced solicitors.

Great Value.. no problems here

We appointed Chadwick via SAM Conveyancing for a remortgage and Help to Buy redemption. After seeing some of the reviews I thought I may have made a mistake but was pleasantly surprised.

We were appointed Heather Mackins who I cannot fault. Replied to emails generally within 24 hours and the one time I did call the phone was answered promptly.

Heather was very knowledgeable and professional, I would have no doubt recommending.

Terrible in every way

Used conveyancing service, Bhavna was very difficult to get hold of and very slow to carry out the tasks she needed to do. The one meeting we had with her was mostly spent with her telling us about her home, children and huge car.
Also, in the reception when I called in once there were documents with customer's names and addresses on clear for all to see.

Worst place for advice

I spoke to a lady named Cathy, advise was based on a mortgage which is causing lots of stress and upset. Cathy was extremely unprofessional from the start. Late for my appointment without an apology and no introduction of any sort. Once in the room I was able to gather information that I have previously been told however not much else. I felt that my point was not being addressed nor was I being listened to. I was even told that I could leave the country and have the home repossessed. Not very professional is it really? I made a passing joke to a young lady that was also in the room by saying “a Don’t by a house” to which she responded with “Don’t buy a house with a man like this.” During this meeting I was as expected a little emotional however no tissues were offered or any compassion shown. The way she spoke to me was extremely rude which only added to how I was feeling. What an absolute waste of my time. Please at all costs avoid this place.

House sale

Awful experience from start to finish, and the sale of my home considering I had a buyer from the start lasted just over 8 months costing myself and the buyer extra along the way, to top it off they then added extra costs which I expected but not over a thousand pounds worth, especially as they were rubbish and on my move date my solicitor went home early and had to be chased to forward money on so I could actually move into my new home, so was actually thinking I was homeless for a very stressful hour on top of a long day of waiting. I'm just so glad it's all over.
