Purchase of a property

Annabel Ashford did a fantastic job helping procure a property under what wasn't a straightforward purchase. She was great at explaining things to me in non-legal talk that I could understand, and also keeping me informed during the process.

Post marriage Wills

Having got married since we each wrote our wills previously Annabel acted for us to prepare new post marriage wills - which was not the easiest process as we each had different responsibilities and beneficiaries, however Annabel advised us very clearly and professionally at every stage and we have been delighted with the advice and personal service that we have received from Annabel . Her communication style makes the legal jargon easy to understand and her friendly and approachable interpersonal skills meant that we would thoroughly recommend Annabel in the future.

Fantastic service from all at Eccles Heddon handling the sale and purchase of my property. Clear information from the beginning, regular updates and a friendly and personal approach. Would highly recommend. We encountered several issues in the process but nothing was too much trouble.

Property Sale

As attorneys, we were charged with selling our Mother's home on her behalf, after her move to a care home. This was a difficult time for us, especially as we were selling our childhood home. With her calm, professional manner, Angela guided us through the whole process until completion, making an onerous task as easy as possible.

Everything I asked to be done was done. Especially revoking a previous POA. Claire Green was exceptionally proficient, who dealt with everything via meeting on Teams, as I now live outside the area.
I chose Eccles Heddon to deal with my legal matters as they are efficient, competitive and transparent in their charges. I recommend them and if I ever need a solicitor in the future will contact them first and foremost.

We were very pleased to be very ably supported by Oliver Riley, Partner at Eccles Heddon in Thirsk, with a property purchase and two property sales in recent months. Oliver was outstanding. The sales were complex and the purchase had its moments! Oliver went over and above to ensure everything proceeded smoothly. We had a particular issue with our mortgage company's legal representatives and Oliver cut through it in no time, taking over the conveyancing for the mortgage company at our request and ensuring we were able to complete in time. He did this despite being incredibly busy and we can't thank him enough! Oliver Riley was professional, patient and gave us such a sense of confidence. We have used different solicitors and conveyancers over the years but from now on will always think of Oliver as 'our' solicitor and will use Eccles Heddon

About this branch

Description

Our legal expertise is applied in conjunction with a pragmatic realism acquired over many years of practice in the Vale of York and against a culture of long term commitment, not short term self-interested gain. Most of our practitioners have been with the firm for many years and, in our experience, many of our clients value continuity of individual service very highly. Whilst a large proportion of our clients live or work within the middle part of North Yorkshire we do advise and act for many people in other parts of Great Britain and indeed throughout the World. England and Wales comprise a single legal jurisdiction and we are qualified to act in domestic matters from anywhere between Berwick on Tweed to Penzance. We do not normally deal with foreign legal matters except in cases where the estate of a deceased person includes property overseas. Although we do not approve of the practice, our regulatory bodies now allow solicitors to give or receive so-called ‘referral fees’. These are payments to or from third parties in consideration of the referral of client business. Examples of this practice include solicitors paying estate agents in return for recommendation of people buying and selling houses or receiving benefits from financial advisers as a bonus for referring clients perceived as needing their advice. Until quite recently such practices were outlawed as likely to compromise the strict independence that was always regarded as the hallmark of a solicitor’s professional duty. Although the rules in this area have been relaxed, we still hold to the view that payment or receipt of referral fees is not in the public interest and therefore we do not participate in the practice. We prefer to retain and expand our client base on the foundation of client satisfaction and personal recommendation not the payment of ‘bungs’ to third parties. Equally, we will recommend other professionals solely on the basis of our judgment of their ability and not as the result of any undue influence arising from monetary benefit.
