Poor service

I do not recommend this firm. There has been a catalog of errors from day one! Our particular solicitor missed several important issues in relation to both our house sale and house purchase. They also did not follow things up. I had to chase them hard all the time. I even complained to our solicitors supervisor but nothing changed.
We are now 6 months after completion and we are still having issues with things that should have been done! It made a stressful time even more difficult. Stay clear.

40% increase in fees.

I received a quotation from Cheryl Mordey at CTW solicitors and instructed them by return. After nearly a week of no contact I emailed her and was told I had been allocated Farhat Ahmed one of their senior commercial solicitors based at the Bromley office who would manage the sale of my residential property. This set the agenda for the whole transaction, Farhat and his team were reactive as opposed to proactive in expediting my sale. I felt the need to constantly chase for updates. On one occasion before a weekend when we were chasing receipt of outstanding enquiries I was told by his assistant Laura Tolly that if I wanted two updates in a day they would need to charge me an additional fee.
As my sale dragged on, compounded by my buyer using Stirling Ackroyd Legal for their requirements and an upcoming holiday we were getting increasingly frustrated and so was our estate agent. Rather than try to set our minds at rest and reassure us Farhat Ahmed became even more obstinate and awkward and again said he would be increasing his fee to cover his additional work.
Whist on holiday we had a significant time difference which meant we were only able to get limited contact with Farhat, when challenged he referred to CTW’s T&C’s which state a 24-hour response time which he felt he was responding within.
Once the exchange went through we were contacted and asked to supply bank details to transfer the sale proceeds on completion and also to give me a statement showing the balance of funds once all costs and invoiced had been settled. It was at this point where we received Farhats invoice showing he had chosen to increase his fee by a significant 40%. I asked him to quantify the increase but he told me to justify why I thought he should not increase his fee!
On completion we expected the money to be transferred into our chosen account on the day but this didn’t happen and again we had to chase them again to get our money.
During my transaction I was also sent me some sensitive personal information from one of their other customers by Karen Finch. I notified her and received an apology and a note to say it would not happen again. A week later I was again sent a similar email which caused me concern as to how my details were being handled. I asked to have the name of CTW’s data protection officer which were rebuffed until I suggested it could be easier if I contacted the Information Commissioners Office for their assistance. I was then contacted by a solicitor who assured me this was an isolated incident and that my details were secure however will I ever know?
In summary, I would not use Farhat Ahmed and his team at CTW Bromley again or recommend them to anyone. After my experience I will choose you use a local solicitor rather than a conveyancing factory like CTW.

Awful. AVOID

Sent to wrong department (new homes dept, but wasn’t a new home). Took days to answer emails, (if at all). Massively delayed completion due to needing mortgage lender confirmation we didn’t need to pay ERC. They then made me pay it (almost 7k) and told me to contact Halifax for refund. Contacted Halifax week later and they had already refunded to solicitors! No one contacted me, I had to chase it. Had to pay moving company twice agreed price due to 4 hour delay due to CTW incompetence.
Got asked same questions repeatedly by solicitor, they didn’t know our case.
Just one giant mess. Please don’t use, especially the Dartford branch.
I’ve made a complaint, but been fobbed off. Will be going to ombudsman.

Would recommend Cook Taylor Woodhouse and I would use again.

Avoid at all cost.

Dreadful Experience. Ended up doing the work myself towards the end.

Never got phone calls returned, when demanded a reply got threatened and told it would cost more.

Most stressful experience in just trying ti get hold of them, wish I pulled out when I had the chance but glad I stuck with it now(Thanks to my selling Agent)

Pretty sure at some points she had no idea what she was doing.

Just avoid at all costs.

Very disappointed with service

I could never get through and messages left were never answered ..I had to chase up everything, as did my estate agent. I even had to chase my money as it wasn't received on the completion day I received it 3 days later after eventually getting though and a very stressful weekend.
I wouldn't recommend them at all

Appalling experience

This company should probably not exist in the current form it operates.

For a simple - no chain house purchase we spent over 6 months of back and forth considering that both the seller and the buyer were using the same company, but different branches. These people simply had no idea what their colleauges were asking for and they virtually relied on us to mediate between the 2 offices.

It all culminated with them saying they would drop us as clients due to an error that they made one day prior to exchange. They owned up to it after we escalated that to the company's directors, but never apologised for it. I say that again, the day before Exchange, they were willing to drop us, putting their professional shortcomings on us. 6 months and back and forth and they resorted to an email saying that they cannot work with us any longer.

I could even in my life expect this level of amateurism and disrespect from a law firm. I've never been more disappointed with any service provider in my whole life, but I guess it's a first.

We dealt with 4 different paralegals here throughout the 6 months, and at one point I was messaging an "Amy" but a "Lewis" or a "Michelle" would reply. It's a complete joke of an organization at that level, and they only take you seriously when you threaten with official complaints and the ombudsman.

Try to avoid if you have a better option.

Appalling service


Dont use them. They delayed our exchange and completion leading to extortionate additional costs by the removals company (due to last minute cancellations and short term storage). They were unreachable at critical times and did not communicate thoroughly with the rest of the chain. Their service was a farce , causing a lot of unecessa stress to our family and almost leaving my 10 month old baby with nowhere to sleep. Avoid them like the plague.

Very bad experience with Cook Taylor Woodhouse acting for our buyer

Cook Taylor Woodhouse were the lawyers acting for our buyer and their actions caused untold stress and worry. They took forever to respond to things and often asked for things they’d already been sent. They also had a trainee handling the case and she seemed confused and lost on what to do. They really made things so very, very difficult. They didn’t even respond to chasing from their client, our buyers, who were paying them. If I behaved this way in my role then quite simply, I would be sacked for poor performance.
