I used Star Legal for conveyancing (Sale only). Professional from the beginning and throughout. Resolved a significant legal technicality for us so the sale would proceed. Good communication throughout. Could answer all questions we had in a timely manner. Always phones me back or emailed as appropriate. Transparent with all costs, some solicitors I made initial enquiries with were not. Would use again.

In searching for a solicitor for conveyancing, a friend recommended Star Legal. She told me she had recommended it to 10+ of her friends, and all the experiences have been positive. I took the advice to ask Star Legal for help, and this was the best advice I had ever taken. Star Legal's professional and efficient work made the conveyancing process transparent and smooth. As a first-time buyer, I did not know much about the whole process, but Sara and the crew were professional and friendly in answering all my questions and enquiries, so I had a peaceful mind, knowing that things were progressing well. The whole process took three months to complete (could be two months, but there were hiccups on the seller's side), so they were efficient without compromising the steps and details. How does buying a vacant, £100k flat take five months from offer being accepted to Completion? Buying a property in the US takes a maximum of four weeks! There was no chain anywhere, the vendor was desperate to sell, and the CASH buyer was desperate to buy.

It emerged the solicitor posted important documents to the buyer ADDRESSED TO THE PROPERTY THEY WERE BUYING rather than their home address (eg declaration of funds form, inventory).
Buyer was told by their solicitor that they had been trying to phone them on a landline all morning, when it emerged that they didn't actually have the buyer's landline phone number.
Solicitor incorrectly addressed emails to the buyer so they never arrived.
The 'Armalytix' system the buyer was told to sign-up (and pay) for (for AML checks) massively complicated matters and didn't work anyway as the elderly buyer didn't 'do' online banking and really struggles with IT.
Solicitor finally agreed to a Completion Date despite not being in possession of all the facts regarding the property's service charge and ground-rent fees, thereby demanding the last-minute and immediate transfer of £2k before contracts could be exchanged.
Solicitor misadvised the cost of the property's service charges as annual instead of bi-annual meaning the service charge for the property is twice as expensive as expected.
Days AFTER completion, buyer received a random request for an ADDITIONAL £180 with no explanation or invoice.
There were sections of the inventory which had been incorrectly completed by the seller's solicitor which no-one picked up on.

It baffles me how this took so long. It's all just protocols and a procedures - and everyone involved must have done it hundreds of times before. Nothing they did was new to them, and there was no sense of urgency from anyone.

The mistakes I noticed listed above are just the ones I I'm not 100%

On the plus side, I was impressed that they hand-delivered documents to the buyer (rather than post them) when they realised how close they were.

I have used Star Legal in Bradley Stoke for a number of transactions. I have always found the staff very responsive to queries, proactive in moving things along and courteous. Their fees are reasonable too and I would recommend them.
