They got the job done

We are first time buyers so we are not sure about the paperwork associated with the house purchase. There was very little guidance over what documents were, what they meant and what needed signing to be returned as we got bombarded with emails with lots of attachments and it was overwhelming.
That being said, they did get the purchase done and they were good with communicating at exchange and completion as these were same day.
If I was a first time buyer and would like a more personal assisted experience with a house purchase I would go with a solicitor that tailors to your purchase rather than a team of different people from a firm but this may be reflected in the price as PM was very competitive with pricing.

Not great

This is my first time using a conveyancing solicitor so have no frame of reference, but I wouldn't say this was a great experience.
I had to constantly chase for updates. Once I finally got to the stage of exchange and completing, it transpired that a document that the team had been sat on for a long time was incorrect. This meant that completion was delayed by 3 weeks and it was my mortgage broker who actually did the majority of the work in chasing the correct document. I also ended up having to pay out another month's rent due to the delays.
Had the document been checked properly at the time of receiving it, none of this would have happened.

Avoid

Really poor, mistakes made, non existent communication, emails never answered, phones rarely get answered… and if they do it’s after 30 mins on hold if you’re lucky enough that it doesn’t get cut off…awful. Very bad experience.
Cheap, but you get what you pay for.

Do not bother

The solicitors are in experienced. I think my solicitor lied to me multiple times during the process.
There was lack of communication
After the sale completed I nothing. I didn’t get my funds or a completion statement and I had handed over the keys and my solicitor just ignored me.
I was stressed and anxious during the whole process and this was because the solicitor simply did not know what she was doing
I would not recommend this panel of solicitor

Complicated

Unfortunately, my case was passed to 3 different solicitors - paperwork got lost which meant I had to keep resending it. The final solicitor was amazing and managed to get all the mess sorted, all whilst my sellers kept wanting to pull the sale. I have no issues with the last solicitor who was a Locum but PMPL as a company seem to be in a bit of a mess.

My case involved a transfer of equity and it was messier than should have been.

REALLY bad communication and delays

My move took four months and it should’ve been the simplest move. There was no chain and the property was vacant.

I struggled to even get hold of the solicitor through email and phone, sometimes not even getting a response via email. I was on hold for hours trying to ring and mostly had to give up in the end. The lack of communication between the solicitor, admin staff and myself was horrendous. They didn’t know who had asked for what and what I’d sent who. I was asked for the same documents multiple times and they hadn’t even recorded what I’d sent onto their system. It sounded as though the solicitor hadn’t even reviewed my case until I complained about the lack of action almost three months in. Once I actually complained, they started to do the work but I had to keep ringing to push it forward.

PM property lawyers were dealing with our house purchase. We was told it would take 6-8 weeks maximum as it was a cash sale with no chain.
Communication was zero and when we contacted them it was a long wait on the phone to either be hung up on or told our solicitor was busy. We left numerous messages for call backs but ignored every time. We made a complaint but nothing much changed. 20 weeks on We decided to instruct them to stop working on the case and this is when we got a call asking us to change our mind.
We told them no, what a waste of 20 weeks. Luckily for us the house seller has been patient and we are now with a proper solicitors who have guaranteed completion within 4 weeks.
Absolute joke of a company, no personal touch, no interest in your concerns. Do not touch this company.....big mistake.

Avoid this awful law firm, particularly if you're purchasing/selling your property. This firm caused a number of problems with my transaction from start to finish.

The main issue was on completion date. My other solicitor completed the sale of my property early in the morning and sent funds straight to PM Law (Team Speller) as expected.

It took me all day to get in touch with PM Law and it wasn't until late in the afternoon that I found they'd made a complete and utter mess of the transaction. Within the space of one hour, they told me that they'd received too much money, and then they told me that they hadn't received enough money before then telling me that they didn't think they'd received any money before finally confirming that they had actually received the money all along. It took until 4.55pm for them to confirm money had been sent for my purchase. Their complete incompetence to simply send to some money to another solicitor left us in a position where we were told to find a hotel for the weekend as the purchase was unlikely to go through.

If that wasn't bad enough, I spent weeks after chasing them asking for them to confirm the transactions which took place and return any excess funds to me. They've finally confirmed that they've been holding on to extra money from my transaction and said they'd send it to my bank account. Several weeks have passed since then, I've chased them constantly and not had a single response from them since. I'm now left out of pocket and with the only option of raising the complaint directly with the Legal Ombudsman and SRA.

Conveyancing firms tend to get a bad reputation, however I have used several in the past and I can honestly say that this one goes out of it's way to provide the worst possible service it can - wish I'd read the reviews before instructing them as seems like others have had similar experiences - but at least they're consistently bad I suppose...

I had a positive first time experience with PMPL and previously left a 5* review where, despite a transaction falling through, they were incredibly helpful.
I found another property and went with PMPL again and have had a whole range of issues including:
- The file not being acted on at all for two months from paying the deposit and the sales contract having been sent through.
- Not ordering searches, despite them being paid for, as they had forgotten.
- Emails not responded to in a timely fashion, if at all.
- On hold for times ranging between 40 and 90 minutes to receive vague updates or even have the call disconnected.
- Asked their complaints department for a manager to call me and this was not possible to arrange.
- Not able to act for my mortgage lender (one of the biggest in the UK) as suspended from their list and didn't even think to tell me.

This has caused all end of delays and stress on what should be a simple transaction with no chain.

I would not recommend using this firm.

AVOID.

I used this conveyancing company for the sale of my property and purchase of another. To say the process was a nightmare would be an understatement. The conveyancing company caused multiple significant delays which led to us almost losing our purchase. The junior staff working on our case were incompetent and quite frankly rude. Emily was the associate who was very condescending over the phone and showed no urgency when required. She kept ending the call saying the file is under review when it wasn’t and I did not hear back from the solicitor, Donna. The exchange got delayed and overall the completion took much much longer than it should have.

The number of mistakes made during this process by the conveyancers were ridiculous, including sending incorrect documents. Documents filed in February were only picked up to be incorrect in April. Queries were not responded to for over 2 weeks. I had to chase up daily with zero response from the solicitor.

These incompetencies caused a large strain on all transactions and parties involved. I would avoid this company entirely.
