Worst Ever

I have been buying and selling property for 30+ years. The last BTL Mortgage was handled by these clowns for Birmingham Midshires. It has taken approx 15weeks to complete and it was only a re-mortgage. I appreciate the market is currently in turmoil - but they are completely disorganised and constantly ask for the same thing - even when it is showing on their portal .. very stressful. Also a silly thing about the email subject bar to them - it always rejects if you include a 'special character ', my reference included one !! Crazy....

Appalling service: if you can, avoid at all costs

Avoid at all costs. We have been forced to use Solex in attempting to remortgage with Lloyds. Firstly, the amount of automated paperwork they have sent over is excessive for a simple mortgage transfer (I've downloaded and responded to over twenty letters/forms from Solex to port a mortgage for the same property). Secondly, and far more importantly, whilst they do love sending letters they are impossible to communicate with when you need to speak to them. I have written to them multiple times with very simple and specific requests, all without reply and dating back a month. I also attempted to call them six times and each time was put on hold for long periods and then inexplicably been cut off. I gave up trying to call; it's not just me, Lloyds intervened on my behalf and also experienced the same issues when trying to call. Thirdly, they are incompetent with the basics. Solex requested a redemption certificate from my existing lender 24hrs before my next monthly payment was made and therefore calculated the final balance incorrectly. A simple issue to remedy. However, because they didn’t reply to emails or answer the phone the situation - Solex repeatedly asking me to pay monies I didn’t owe to complete the transfer - escalated until the deadline date. We finally completed the transfer, but only because Lloyds intervened. After the event I received a mealymouthed apology from Solex with two excuses that demonstrate their lack of sincerity to do better: Firstly, staffing shortages. The usual line from companies who don’t care about their service is to suggest a temporary staffing issue. It’s evidently not a temporary issue; look at the reviews, they have clearly been operating a consistently substandard service for some time. Solex also admitted in writing that they have a backlog of unanswered emails dating back four weeks - so this is evidently standard practice for them. Secondly, blaming our existing lender for delays. An apology isn’t authentic if it’s disingenuous. Solex claimed our mortgage lender caused the delay in Solex receiving requested information. Despite Lloyds and myself chasing for three weeks, we know for a fact that Solex didn’t actually request the information until the day before the deadline and that my lender responded immediately. If this is how hard it is to port a mortgage (that’s roughly 10% of the loan to value on the same property) I dread to think how messy things get when a legal situation is mildly complicated and Solex are at the wheel. We also know that they’ll falsely blame others for their own mistakes when asked to apologise. If you have a choice, do not use Solex.

Telephone rather than email

We remortgaged with Lloyds and Solex were appointed by them to do the legal work. I was worried by all the poor reviews, but was pleasantly surprised. I telephoned three times to query things and each time the telephone was answered promptly and my questions answered fully. Our straightforward mortgage was held up by three weeks due to Lloyds not requesting all the required documents during the application process and so not releasing the mortgage offer. This was only picked up when I telephoned Solex after there had been no activity showing for 2 weeks. I wonder how long it would've taken for someone to contact me had I not chased this up (hence 4 stars not 5)? The remortgage took 9 weeks in total. The application and document upload was really easy online. All the documents were acknowledged within 24hrs and there was activity on the case every 48hrs (apart from the 2 weeks they were waiting on the mortgage offer). My advice would be to telephone, not email, if nothing is showing as having been done for a week.

Absolutely dreadful company.

Well, so far it’s taken 6 months and my mortgage still isn’t showing any signs of completion. They’ve had the mortgage offer a month now, I’m worried it will expire before they do the simple legal tasks they need to do. This company are rubbish - use them at your absolute peril.

Poor communication, poor service, had to move to another solicitor

I was looking for a re-mortgage. Solex were chosen by my new lander (LLOYDS). Waisted three weeks trying to get a response from them. Ended up moving to another lander/solicitor

DO NOT USE UNDER ANY CIRCUMSTANCES This company are doing the conveyancing for my recent mortgage application with Halifax. They send Microsoft Word documents with Macro's enabled to you via email - this is a classic phishing/malware attack vector. Macro's allow custom written code to be executed on your device with escalated privileges. It could therefore install a keylogger, install an APT, or reach out to a command-and-control site and download a malware payload. You should never open a document that has Macro's enabled unless you explicitly trust the author with your life! There is absolutely no justifiable reason ever for a solicitors to be needing to use Macro's, and then sending these documents onto their clients. It's an unimaginable security risk, and speaks volumes - they obviously do not care about IT security in any shape or form, or you, their client's data. I can not stress strongly enough - DO NOT USE THIS COMPANY, DO NOT OPEN AND DELETE ANY ATTACHMENTS THEY HAVE SENT YOU!

Really Poor service

Recently remortgaged and Solex were the solicitor company appointed by the new lender. Very poor communication and there was an unjustified delay on processing my paperwork resulting on me paying a very high mortgage payment due to the high interest rate. Made a complaint 10 days ago and up until today I had no answer whatsoever from Solex. I do not recommend this company to anyone and really don’t understand why bank uses companies like this one to provide services for them. Shocking!!

We recently appointed Solex for our sales and purchase and was absolutely delighted with the service. It was an awful experience with the other sides but our Conveyancers Fiona and Sneha were amazing. They kept us fully informed throughout the whole process and was able to put our minds at ease that, sometimes this service is complicated but you just have to allow the process to move forward which it did. The star ratings do not allow for the actual review because we would certainly score Solex more than 5 stars! Highly recommend this firm.

They really are as bad as everyone says

I'm not usually one to leave bad reviews but if I can help just one person not use Solex, I will be happy. Like many on here, I was automatically appointed Solex by Halifax for a simple transfer of equity. After 2 weeks I switched to a local solicitor and I am so glad I did. Yes, I had to pay for the local solicitor, but Solex are really not even worth the 'free' service they provide. There are plenty of people on here who waited months to jump ship. I'm so glad I did after three weeks. You are sent emails with errors, poorly formatted letters with mistakes and you are required to fill out a lot of the paperwork on your own without support. I sent 6 emails to Solex during my three weeks using them. I never received a reply. You cannot speak to your case handler. There is a phoneline you can ring, and after 30 mins on hold you speak to someone without legal training. They continue to send me emails and letters which bare no resemblance to my case, or the fact I switched solicitors nearly 3 months ago. They are the worst company I have ever dealt with. I think it's unacceptable that Halifax continue to use them. If Solex are appointed as your solicitors, please change as soon you can. Most local solicitors are on Halifax's panel - you can check this easily. But avoid waiting to see if things improve, because they do not.
