Notarial services are available at our Nottingham and Derby offices. Our property practice is led personally by our Senior Partner, Dr Aamir Nawaz, a solicitor of twenty years' standing, and covers everything from a first purchase through to defective and unregistered titles, leasehold extensions, new build deadlines and auction timetables. We act on the panels of the major mortgage lenders. We work in the way we would want a firm to work for us. Every client is given a named fee earner with a direct telephone number and email address rather than a general enquiry line, is told who supervises the file and who covers it during any absence, and is kept informed as the matter moves. We quote fixed fees wherever the work allows, and we set out in advance any circumstance in which a further charge could arise, because a quotation that grows after instruction was never really a quotation at all. The lease on the flat I was selling did not properly provide for the recovery of service charge from all the units, which meant it was technically defective and my buyer's lender objected. Getting a variation agreed between the freeholder and every leaseholder in the block took four months of work. It was done. The sale completed.

My partner and I were putting in unequal deposits and I had not thought about what that meant if we split up. They raised it, explained the difference between joint tenants and tenants in common and sorted a declaration of trust. Nobody at the estate agents or the mortgage broker had mentioned any of it.
I served a section 26 request to renew and the landlord opposed it on ground f, redevelopment. The team went through what the landlord actually had to prove, looked at whether the intention was genuine and firm, and put the pressure on. The landlord eventually offered us a new lease of an alternative unit on the same estate plus a contribution to the fit out. Real specialist knowledge, not general dabbling.
As landlord I was about to grant a new lease on a unit with an F rated EPC, which it turns out I could not lawfully do. The team flagged it before we went out to the market, explained the exemptions and what improvements would move the rating, and we did the works first. Being told about a problem before it becomes one is the whole value of good advice.
The team at Trent Law have been great in dealing with our case throughout our house purchasing process. I can’t recommend Aamir Nawaz highly enough. I’ve worked with him on a number of different matters over the years, including immigration, buying properties and commercial lease work, and every time I’ve been extremely happy with the service. From start to finish, Trent Law has gone above and beyond in the conveyancing process to purchase our property. A special thanks to Nathan Slaney who worked to extremely tight deadlines and managed to arrange completion within a matter of weeks.
