We recently completed on the purchase of two cottages and a separate parcel of land, and we cannot recommend Ben Eaton at SB Lawyers highly enough. Ours was not a straightforward transaction - it involved multiple titles, linked purchases, a separate piece of agricultural land with outbuildings, and some fairly complex SDLT considerations. Ben became our solicitor half way through the process, due his predecessor going on maternity leave. From the outset, Ben handled our case with clarity, diligence and calm professionalism. He guided us carefully through the nuances of the purchase, particularly around issues with Deed of Easement, indemnity policies and how the structure of the transaction could affect our SDLT fee. He made sure we understood the implications of different approaches without ever being alarmist, and gave us the confidence to make informed decisions at each stage. Ben was also excellent at coordinating across all parties- seller, estate agent and lender - keeping things moving and resolving issues efficiently. Despite tight timelines towards exchange and completion, he remained responsive and detail-focused, ensuring nothing was missed. Communication throughout was clear and timely. Ben explained complex legal and tax points in a way that felt accessible and manageable, which made a huge difference during what could have been an overwhelming process. Buying property is rarely simple, but Ben made it feel structured and under control. We always felt we were in safe, capable hands. We’re incredibly grateful for his work in getting us to completion and would not hesitate to recommend him to anyone - especially those dealing with more complex purchases.

I was happy with my experience with SB Lawyers Pontypridd for Conveyancing. I was recommended to Marie Lewis and her team by my mortgage advisor. I was a bit unsure at first, as there were some contradictions in the initial paper work. However, my mind was put at ease by her team. Overall, they were easy to get hold of and sometimes would call me first. If I didn't speak to Marie directly, her whole team were very knowledgable of the progress and in the loop at all times. Their communication was good. Nothing was ever too much trouble. I would use again and recommend.

We cannot recommend SB lawyers highly enough after they acted for us on our recent house sale and purchase. Leanne and Nikita kept us posted the whole way, guided us through every step of the process and kept the sale and purchase moving along. Nothing was ever too much trouble! Thank you
