We recently completed on the purchase of two cottages and a separate parcel of land, and we cannot recommend Ben Eaton at SB Lawyers highly enough. Ours was not a straightforward transaction - it involved multiple titles, linked purchases, a separate piece of agricultural land with outbuildings, and some fairly complex SDLT considerations. Ben became our solicitor half way through the process, due his predecessor going on maternity leave. From the outset, Ben handled our case with clarity, diligence and calm professionalism. He guided us carefully through the nuances of the purchase, particularly around issues with Deed of Easement, indemnity policies and how the structure of the transaction could affect our SDLT fee. He made sure we understood the implications of different approaches without ever being alarmist, and gave us the confidence to make informed decisions at each stage. Ben was also excellent at coordinating across all parties- seller, estate agent and lender - keeping things moving and resolving issues efficiently. Despite tight timelines towards exchange and completion, he remained responsive and detail-focused, ensuring nothing was missed. Communication throughout was clear and timely. Ben explained complex legal and tax points in a way that felt accessible and manageable, which made a huge difference during what could have been an overwhelming process. Buying property is rarely simple, but Ben made it feel structured and under control. We always felt we were in safe, capable hands. We’re incredibly grateful for his work in getting us to completion and would not hesitate to recommend him to anyone - especially those dealing with more complex purchases.

DO NOT USE!!! The worst costomer service I have ever known. Rude staff. No communication and to top it off can't do the job properly. Due to them not doing their job properly resulted in a huge amount of stress and pressure. We were convinced to go with them via out estate agents. Worst decision we made. I always by pass bad reviews and think it will be alright, however I strongly advise you do not use them.

Excellent experience on handling our sale and purchase. Ben spotted a clause in our purchase contract that was unfavourable to us and negotiated its removal. He also had to negotiate covenants with the Earl of Plymouth’s estate, and smoothed that out too. He was very responsive, and we highly recommend him

I can’t rate this company and the team I had the pleasure to be placed with. A special shout-out goes to Lisa Lake and her team. My sale was complicated and at times I felt like throwing in the towel. Lisa reassured me, worked tirelessly and used a great deal of tenacity to get things completed. Like a terrier not being able to let go…..her words! She even emailed me on a Sunday saying she wanted to get things over the line for me!!! All the team would message me with updates and were polite and professional at all times. It’s refreshing to see such top class customer service these days where far too often, the mediocre seems to pass as standard.
