I wanted to share recent experience where at the outset it seemed like an easy sale and purchase and small chain, only to turn out that the purchase was a lot more complicated mainly due to being on a private road and the deeds related to the property (c. 1930s) not being in line with majority of the others and then secondly a very difficult seller (who was also a solicitor) and tried to catch us out many times by trying to use techniques to force us to commit either deposits or exchange without agreeing that her title was faulty and claiming indemnity insurance would be sufficient when it was not. I give complete credit to Henna who was representing us and our lender, Henna successfully realised the defective title and what would seem small gap or maybe could have been misinterpreted that the indemnity insurance was sufficient (when it was not). Henna stood her ground for us against a very difficult agency and seller, she also was rightly firm with us that we should not proceed until the title is corrected. Eventually Henna was able to convince all parties and we got titles corrected and our house move went through end of July. I would highly recommend Henna Lynch and the OWC team as being very diligent and trustworthy solicitors, in addition to being extremely prompt with communication and emails and handovers to her team and also a shout out to Milka who covered and gave us comfort she was in control when needed.
