My experience of 22 Law and Andrew Daverson in particular was nothing short of absolutely diabolical.

Approached mid January, charged more for a service that wasn't started until March which consequently cost us £5000.

Being a solicitor you'd expect someone to have some sort of responsibility but not here, nothing was ever Andrews fault or his responsibility.

I chased documentation which we actually paid 22 Law to do, I chased banks, other solicitors (shouldn't even be able to do this), chasing Andrew was practically impossible as his out of office is on more often than not and when the automatic replies to us, he doesn't feel the need to reply to the initial email until prompted by a follow up email by myself days later.

We had to go into the office for an appointment to sign documentation (12 weeks in) and on arrival I can only describe the office as an absolute tip, once we sat in Andrews office, I could of read out loud at least 50 of his clients names and addresses, confidentiality isn't a thing at 22 Law.
The paper work we had to go in to sign had the wrong names on and upon questioning it, Andrew didn't even know the type of mortgage we were getting never mind the names on it so he sat there and flicked through our paper work whilst again, blaming someone else for him not reading it initially..

Contact via a phone isn't possible, Andrew only deals with emails which he rarely replies to and even when they are replied to, there is never any substance to them and it wasn't until I wrote a big complaint that he actually acknowledged some of my emails, the latest one he didn't reply to he said he did but when proven he didn't he then sent one.

We paid this company a premium, which was around £600 more than the other quotes we had received and I categorically said he MUST have capacity to complete the job in the timeframe we had been charged extra to do it within which was agreed.
Fast forward 10 weeks and I was getting emails saying he "didn't have the time to reply" or "this is the busiest I have ever been in the last 20 years of doing this" meaning he didn't have the capacity to do the job and took on too much work probably charging everyone the extra, but again took absolutely 0 responsibility in this and it was someone else's fault.

I cannot express the absolutely shocking service we received from this company, I would recommend avoiding this firm at all costs, as it will cost you longer in the long run.

James was recommended to me by my broker to help with a very complex property sale! It was not easy dealing with all parties involved in my sale, but James continued and kept up the hard work to get it through, communicating throughout. It did not matter they were not local to me, as electronically, everything was provided and the sale got through when needed by the 31st March Duty increases. Thanks for all the hard work.

Claire was extremely professional as well as being very helpful throughout the process. The sale was quite stressful as the first buyer pulled out after exchange. Claire was there to guide me through how to deal with this. I would highly recommend Claire and her team.

Andrew Daverson’s excellent conveyancing services.

I have used 22 Law conveyancing services for my last 2 property purchases. First was through an auction, with very tight timescales for exchange and completion. The other had complex lease issues.
