Excellent Conveyancing

5

Rebecca dealt with my conveyancing file I was really lucky that my file was dealt with quickly and Rebecca managed to complete the file below the national average time frame. She was friendly with clear communication and I will definitely be using her for future transactions. Shauna, Rebecca's assistance was always available on the phone for any queries as well as responding quickly to my emails. Thank you for everything :-)

Dreadful Experience - Steer Well Clear!

1

Employed the services of Stephens Wilmot via a third party online comparison site - big mistake.
The experience started off ok, with the selling of my property - this element was relatively pain-free and Shauna Bright was, in all fairness, very professional and responsive at all times (arguable should be splitting my reviews in two and allocating 4 stars for this element and this particular conveyancer - however, not being able to allocate zero stars for what followed, I have decided to roll into one).

As my onward purchase element, a new build, was progressing slower than anticipated, I decided to split my sale from my onward purchase, as I was in danger of loosing my sale and felt that this was the right thing to do, and on reflection, it certainly was.

From there on, Rebecca Olowo-Fela was allocated as the conveyancer for this element - this is where the problems really started. Acknowledging that the information from the seller's side was on times, not as forthcoming as it perhaps should have been, the responsiveness and attention to detail from Stephen's Wilmot was at best "poor".

Information sent from the seller's solicitor and also was not being read thoroughly and as a result, there were many instances where the information was supplied, and was re-request multiple times - this sometimes being acknowledged, but more often than not, completely ignored.

I also intervened multiple times and supplied and spelt out in clear English, what was request and where this appeared and with objective evidence appended to both mine and the seller's solicitor's replies. Throughout the process, lip service was paid to these responses. As a result, the constant "back and fore" of requests and sending of information, each time in a slightly different way and in a bid to spell things out as clearly as possible, continued.

There was absolutely no comprehension of the stress caused to myself and my wife as the process just continued.

In a bit to get some independent assessment of what was requested and what was being supplied, in desperation, I called on a now retired, but well respected former conveyancer that had managed my previous three sales and purchases. The information from her indicated that in her professional opinion, everything requested was sufficiently responded to and with appropriate supporting evidence - this backing up both the position of the seller's solicitor and my own (having immersed myself in a crash course in conveyancing law!).

Then there was the added stress of the phone calls - I still get nightmares when I hear the "on hold" music!! On the odd occasion when you could get through, again there was no element of urgency or priority - I frequently asked for a date when the file would be reviewed by - completely non-committal with a standard "as soon as possible" response - of course, one person's as soon as possible is completely different to another. I failed to understand that if one knows one's workload and the average time taken for review of each, then it's not rocket science to give a much more accurate indication - this concept didn't appear to be adopted.

On several occasions, I asked to be put through to Robert Stephens, thinking that this guy would be concerned if one of his customers was clearly so dissatisfied with the service that his company was providing, but again I was just fobbed off all the time. I had even requested an onsite meeting, but again, were not interested.

All came to a head, when trying to discuss the desperate situation and the likelihood of loosing my purchase, whilst on holiday - again holiday ruined as a result. I requested that they returned the money from my sale to me and that I would seek the services of a new conveyancer.

This was absolutely the right decision - I employed the services of a competent conveyancer at HCB Solicitors Limited. All was finalised within 6 weeks and my onward purchase was complete.

Several hundred pounds out of pocket, having been charged for Stephens Wilmot's appalling service, but clearly should have pulled out of this solicitor far sooner. One perseveres, thinking that things can't get worse, but believe me - they do. In my experience - Steer Well Clear!!

We are sorry that this was your view of the transaction. Matters are not always as clear cut as they may appear from the outside and of course we will always act in our client's (and their lender's) best interests. Sometimes a matter simply cannot proceed with the circumstances as they presently stand. This will clearly cause frustration and for that we are sorry.

Slow and rude service, would not recommend

1

I found my experience with Stephens Wilmot so poor that when our house purchase fell through we decided to start the conveyancing process again with new solicitors.

Rebecca who was our conveyancer was rude & unprofessional in her response and would take 3 working days to respond to a simple email. When asking for an update she would brush us away with an inadequate response and suggest we were in a queue. It got to the point where we were so frustrated with the incompetence that we decided to go elsewhere.

We are sorry that you were frustrated and that you felt that responses were slow. However, we do indicate in our terms and conditions that during peak times, and when we are in receipt of heavy volumes of emails and telephone calls, it may take up to 3 working days for a response. This is a reasonable timeframe and most Conveyancing firms use the same protocol. Whilst we appreciate that we now live in a world that expects instant responses this is not always possible with Conveyancing matters due to the complexity and time-consuming nature of the same.

Disappointed with the speed of service and the lack of attention to detail in some sections. Some information I supplied was seemingly not recorded as it was asked for again.
