Excellent work

Dealing with Vaux Fletcher Solicitors always it’s been a pleasure they are fast accurate and look after the client. I have dealt with many solicitors before, but I found Fox Fletcher. It is the best.

Great service

In November 2025 myself and my wife were in the process of purchasing a cafe at a North Yorkshire seaside town.Due to a recently purchased redundant pub opposite the cafe being refurbished we found out the bottom bar was being turned into a cafe.Given this uncertainty to our financial security we pulled out of the sale. However, we had instructed Richard some ten days prior to this decision. We found our dealings with him professional, friendly timely and his estimate for the conveyancing sensible. Richard responded to our questions and enquiry straight away. We were quite happy to have paid for any work Richard may have carried out however this was wavered. We would not hesitate to use Richard’s services at any later date we should need legal representation Thank you

Incompetent

I have used Vaux Fletcher for a sale and a purchase, my experience with the sale was annoying but the purchase experience was out of this world incompetent. I found Richard arrogant, his staff useless and uncommunicative and his complaint handling is abismal. My sales experience was marred by the fact he sent me a cheque for the proceeds, every other solicitor I had used previously has sent a quick and easy bank transfer. A cheque would have been fine if your not in a rush, because you are delayed receiving the money by the clearing time. This cheque would not clear, the two times it was submitted it was rejected. Richard was more upset that I turned up at his office without an appointment than the fact his cheque wasn't been honoured. It was a very stressful week resolving this problem. Vaux Fletcher was a very cheap price so I used them for a purchase too, I wish I had not, it was a stressful train crash. The memorandum of sale had me as a private purchaser, it was actually a ltd company purchase, this mistake was not noticed till the morning of the contract signing. I was bemused, I thought this mistake should have been picked up when money laundering checks were done, in reality no checks or questions were asked about the sorce of funds for the purchase. The purchase price for the property was also wrong on the contract. The outcome for this mistake was I had to pay for his services to that point. Richard would not take responsibility for the purchase error, stating "he knew I had the funds so no money laundering checks were required". The purchase process had to be redone under Company name delaying the purchase massively and I had to pay again. The run up to the signing had its problems too. I am a lone director of my company, I always have been. Richard said there was another Director in the company who needed to sign. I explained there was no Director only a Secretary (it is stated at companies house). He then argued that the Secretary needed to sign, which had never happened before. I made further external enquiries and it was confirmed Secretaries do not need to sign, we proceeded on this basis. After the completion I thought my Vaux Fletcher nightmare was finished, oh how wrong i was. By the final date of the restriction search expiry, my property transfer form (AP1) had not been submitted, I had to tell Vaux Fletcher to submit my AP1, to avoiding complications. My 3% second property charge was paid 15 weeks late for which I was fined. This purchase was truly a comedy of errors.

Dear Neil, Thank you for taking the time to write this review. For those who might take the trouble to read it I hope you agree it is important to put it in context. The transactions you refer to took place over 5 years ago. I do not know what has prompted you to decide to write this review recently but it is fair to say we have had no contact since. It may be that much of the positive feedback you have read here and elsewhere has annoyed you in some fashion. Regardless, I hope you will see that however you might have perceived our service in the past we are generally receiving very positive feedback for our standard of service now. The year 2020 was a difficult year for all. My staff continued to work through lockdown and social distancing. Attending to clients during that time was by appointment only. We made every effort to accommodate our clients but I also had to put in place proper measures to protect our staff. We could not accommodate persons regularly attending the office unannounced. I appreciate that you may have found this frustrating but it is the position the whole world had to endure. I cannot imagine how you think writing such a review about our services during this time without alluding to how old your experiences were or explaining the context might be helpful to those considering whether to use our services in much less dreadful times.
