Why did such a simple transaction take nearly six months?
My experience was extremely poor and I am contemplating contacting the Ombudsman because I was so enraged by the transaction when Jack Viney took over the process in the new year. I have used these conveyancers twice before when Haley Nelson handled everything promptly.
Those transactions were sales of former rental properties. This transaction was me selling my house and buying another one. I had deliberately made it simple by selecting an empty house to move into and choosing buyers for my house who were renting and had the mortgage in place. The process
started mid October and completion was 25th April. After Christmas when Jack Viney took over, things went rapidly downhill. My emails requesting progress updates were not answered or only after a two week delay. I took to phoning the office every day, was never put through, even when I
requested an urgent call back. I had two booked telephone conversations with JV.
My financial advisor, the estate agents on both sides were in frequent contact but found it hard to get answers. The mortgage
company was waiting 3/4 weeks for standard documents even after reminders,
JV was telling other people he had sent me documents to sign. This was not the case.
After several weeks I was put through to
another member of the team who located the documents I had supposedly received on his desk but had no idea why they had
not been sent to me. She spent 30 minutes
reading the file, got up to speed and sent them over to me immediately afterwards.
After that she became a little more involved
and things went a little quickly. Another
issue was the lateness of confirming the
completion date. Of the first one I had a
week's notice, by which time there were no
slots at the removal company. Completion was arranged for following week but I was
not told definitively the exact date and all
the removal slots went in the meantime. I
postponed completion by two weeks which
I was sure would allow enough time for me
to book my slot. However my buyers ( who
had been ready to go since December) pleaded with me to go with the 25th (a
week/ten days earlier). I felt so sorry for
them that I phoned around and managed to
find one of the other companies who had given me quotes who could fit me in with
some rearranging of the rest of their
schedule. This cost me £500 extra as their
quote was more expensive than my original one.
A day or two before completion I received
the searches by email. These had been delivered and dated from November 2023, nearly five months earlier. I was horrified to learn they revealed the house as being in a very high flood risk area. JV said I knew
this; a specious argument. We had discussed flooding (I had raised it earlier as
house is near a small stream) and I knew the mortgage company wanted specific insurance cover with regards to flooding as discussed with JV but I did not know about the results of the search, in black and white until just before completion.
I could go on but I find it profoundly depressing.
I did receive an email offering an apology but no explanation as to the delays, points above etc. etc. Some money was deducted from the bill.
I would never have anything to do with this company again.

Sake of leasehold apartment
Excellent.
A tricky and long drawn out sale was completed. A true set of professional conveyancers. I have boughtcand sold many properties over the last 10 years and would never use anyone else to do my condemanding.
