My family and me are extremely happy and satisfied by the service offered by Vanessa Newman and team for our first home purchase. As an immigrant and FTB (First Time Buyer), my friend had warned me to look for local, approachable solicitors and not to blindly go with the one referred by Real Estate agency. The logic behind that is, the solicitors should work for us - the buyers. Also, many of the soliciting firms are run in bulk processing mode. So getting hold of a human to speak to is close to impossible in many soliciting firms. The AI chatbots, the multiple hoops on phone etc are frustrating. Also, the bigger firms delay email responses and provide incomplete information. So, I was clear from the start that I will look for a local solicitor who is approachable. I had noticed Vanessa's Office in St.Neots when walking around. The google reviews were good too. Hence I contacted Vanessa as soon as my offer on the house was accepted. The quote provided by Vanessa was reasonable and proceeded. As an immigrant and a FTB, I was overwhelmed and stressed. There were lot of questions throughout. I must say Vanessa & team were always available and responsive over the phone and any conversations we had were backed up by an official email to provide confidence. There were couple of instances when Vanessas' teammate Malcom & me used to have a casual chat too apart from soliciting process - speaking about computer programming, job market etc. You know the good old way of doing business ! When I needed more help, Vanessa scheduled a face to face meeting in her office ! - How cool is that? I alked into Vanessa's office along with my 14 month son. They welcomed us, put up with the tantrum of my little one and kept him engaged. The people are so much professional and patient. Compare that with the bigger firms where one has to wait for hours pressing buttons on phone dealing with IVR and AI chatbots ! Gosh ! During the process it so happened that the sellers hurried to exchange contract a month earlier than stipulated. They asked for contract exchange within a week. On top of it, the estate agents were applying pressure. However, Vanessa was not shaken. She was calm, composed and talked to me on phone to ensure I am in a good situation to exchange contract early i.e if I am okay, does it hurt me financially as I might have to pay rent on current house etc, are my movers & packers sorted etc. To be frank, my wife and me were excited to have the contract exchanged early. Once we confirmed, Vanessa accommodated the sellers request to get this done and everything was wrapped up just in one week. This demonstrates Vanessa understands the pulse of house buyers and what it means to get the keys :) . So she and her team went over and above to complete it in a week on short notice. Also, she provided proper advice on ensuring smooth transfer of the deposit to her escrow account. Many get stuck in this phase as banks place a restriction on the money that can be transferred in one shot. On moving into our new home, we found a greetings card waiting for us sent by Vanessa. Sweet :) Recently, I also received a post from Venessa that our property registration has been completed at HM Land registry and advise to register for Land Registry property alert service Overall the entire process was smooth, reassuring and pleasant. Buying a first home is always very emotional and Vanessa's soliciting firm always had a human touch while remaining thoroughly professional. Finding such people and firms which caters to people is getting increasingly difficult day by day as technology and profit numbers taking over. I always urge people to choose solicitors (and mortgage advisors) wisely. As stated already, they should work for you. The estate agents are known to apply pressure and even scare people about delays if they do not choose the solicitors recommended by them. Do not fall for that. Exercise your right to choose your own solicitors. Try to look for local business, small and midsize firms who are approachable.
