Excessive Fees and Poor Communication

I had a very frustrating experience with Newhomes Law regarding a property purchase in Chelmsford. After the developer delayed the project, I was forced to pull out before the exchange of contracts. Despite no exchange taking place, the firm charged a disproportionately high 'abortive fee' that did not reflect the actual work completed. Furthermore, the firm requested my full deposit months before a confirmed exchange date, causing me a loss of interest while they held my funds unnecessarily. Communication was extremely poor throughout; it was nearly impossible to get through via telephone, and it frequently took weeks to receive a response to urgent emails. I have now received a Letter of Deadlock and am escalating this matter to the Legal Ombudsman. I would advise other buyers to be very cautious before instructing this firm

Terrible communication

I've never experienced such bad communication - even had to complain to their customer care team, who had no sympathy either. Worse, months of delays in conveyancing caused my onward purchase to fall through and not only did New Homes Law not apologise for it, they didn't even acknowledge it. Post-completion, I have also been told I am not due funds back for something that my conveyancer advised me to pay and that I'd be reimbursed for. Having worked with other solicitors, I know for a fact that this is not the norm. What I have deduced is that they under charge for their services in an attempt to get more cases but they don't have enough qualified solicitors so the ones they do have burn out. My assigned conveyancer went off ill several times throughout the process and once told me she was about to have a breakdown. Take my advice and spend a couple hundred more to use someone else because the stress, delays, and (as it turns out in the end) incompetence cost me hundreds of pounds and years off my life.

The level of incompetence and dishonesty from these solicitors is astounding. We first used them when buying our home six years ago which was fine. Unfortunately, using them again to sell has been painful — it’s taken over a year to complete, despite there being no chain. Communication is virtually non-existent — you cannot get hold of anyone for love nor money. Refused to carry out enquiries stating it was in my ‘best interest’ not to. They also failed to pay our estate agent’s fees, which took more than a month to resolve. When I tried to make a formal complaint, they will conveniently put your case on hold, which I couldn’t risk pursuing further for fear of losing our buyers. A special mention to Luke for making the whole process so unnecessarily tedious and exhausting. Avoid this firm at all costs.

Absolutely appalling. Would not recommend.

I am currently in the process of selling my home with new homes law. I have never known such an appalling service. The communication is awful, I have resorted to emailing every day for the last week and a half, with no response. We are very close to losing the buyers due to lack of an update and we are currently waiting on new homes law to proceed to the next step. The only communication we've had recently is a bill, yet they are unable to respond to our queries? Whenever you try to call, you're left on hold (if you're lucky enough to get past the voicemail!) I would not recommend!

Great Experience with New Homes Law

I bought a property using NHL's services and overall it went great. Special thanks to Danielle Lomax who was very supportive, easy to deal with and knew the process well. Also, many thanks to Lucia Garcia for supporting me with the SDLT application. - SD

I recently used New Homes Law to act on a purchase of my home and from the very moment I got in touch they were brilliant. Always around if I needed anything and they work so fast. The portal was always up to date, you get daily emails with an overview of the work that has been done. They completed all work and were ready to exchange way before I was ready. All the staff I spoke with were friendly, professional and knowledge. I would highly recommend them, I'll be back for sure next time I move. Thank you team for all your great work.

Thank you for your kind words, and positive review! - Grace

I write this review as I am compiling my letter to complain to the Legal Ombudsman. I used them for my purchase, and they were brilliant. I recently used them for the sale of the same flat I purchased and they were horrendous. I have to emphasise that they must be avoided at all costs due to being dishonest. I was quoted around £1,500 but ended up with a bill of more than double at £3,500! With regards to undertakings they have also been diabolical at keeping their promises. Just be aware that if you instruct them that if you’re easy going like me and think, I don’t want to chase and annoy at every second, it will take you more than half a year to sell your home. I made this mistake. Only when I started chasing them like they are babies that they finally started doing things, and even then saying they will do it but after multiple of me chasing for the same thing. Avoid at all costs. I am looking forward to taking them to the Legal Obudsman, and I know many others would have liked to but just didn’t - I cannot say 100% but I’m pretty sure that’s what they rely on. Not with me.

Thank you for your review. We are disappointed to read your comments, particularly as many of the points raised were previously considered as part of our formal complaints process and were responded to in detail. The fees charged during your transaction were applied in accordance with the quotation, Client Care Letter and Terms and Conditions agreed at the outset of the matter. We also note that a number of the figures included within your final completion statement related to third-party costs and disbursements, which were not fees charged by New Homes Law but payments made on your behalf to third parties involved in the transaction. Whilst we acknowledge that you were unhappy with aspects of the service received, we do not accept the suggestion that the firm acted dishonestly. The fees were explained during the transaction and were subsequently reviewed through our formal complaints procedure. We wish you all the best for the future.

My experience with New Homes Law was genuinely the worst professional service I have ever received. Communication was almost nonexistent from the start, and I often waited weeks for responses. The documents they prepared for my flat purchase contained multiple serious errors - wrong deposit amount, incorrect lease term, incorrect management company, and inaccurate mortgage figures. My case handler was changed without any proper notification, leaving me in the dark for over a month. They also emailed me their bank details, despite their own Terms & Conditions stating this should never be done by email. One day before completion, they sent me an incorrect completion statement and then asked me to transfer additional funds due to their own mistake. This caused unnecessary stress at the worst possible time. Even after raising a formal complaint, their responses were dismissive and factually incorrect, and they repeatedly tried to minimise the issues. I cannot recommend this firm. The level of incompetence, poor communication, and disregard for their own procedures caused significant delays, confusion, and stress throughout the entire process.

Thank you for your review. We are sorry to hear that you were dissatisfied with your experience. While we acknowledge that there were aspects of the transaction that did not meet the standards we strive to provide, we feel it is important to clarify some points. Our Terms and Conditions explicitly state: "We will never tell you about changes to important business information, such as bank account details, by email." The bank details provided to you were our established client account details and were not a change of bank details. We therefore do not accept the suggestion that we acted contrary to our published procedures in this respect. We also note that your complaint was referred to the Legal Ombudsman for an independent review. Following that review, the Ombudsman did not uphold the complaint and the matter was subsequently resolved on the basis of an agreed settlement, which you accepted. Whilst we regret that your perception of the transaction was negative, we remain committed to learning from client feedback and continuously improving our service. We wish you all the best for the future.

Lucia Garcia helped me hugely with a post completion question i had 2.5 years after my initial mortgage adventure. She made sure I didn’t have to pay extra stamp duty in the process of staircasing which is a real life saver!

Thank you for your feedback, we will share this with Lucia.

Avoid at all costs

Extremely disappointing experience. My experience with this firm has been deeply distressing, both financially and personally. What should have been a straightforward professional relationship became an incredibly stressful and prolonged process, characterised by significant delays, poor communication and a concerning lack of accountability. There were periods of months without communication or progress. When issues arose, I found it extremely difficult to obtain clear answers, establish who was taking responsibility or identify an appropriate escalation point. For a paying client, this is simply unacceptable. The level of staff turnover also raised serious concerns about continuity, consistency and the overall management of my case. At no point did I feel that there was an effective mechanism for ensuring that my concerns were properly addressed by someone with the authority to resolve them. The financial and emotional consequences have been significant, and I do not believe the level of service I received came close to what a client should reasonably expect from a professional firm. Communication, accountability and effective client care should be fundamental standards, not things a client has to repeatedly chase. My experience has left me profoundly disappointed in the way the matter was handled and in the apparent lack of effective escalation when things went wrong. I hope the firm makes meaningful improvements to its communication, case management and accountability processes. In the meantime, I would encourage anyone considering instructing them to avoid at all costs. I dis-instructed New Homes Law after almost a year, and instructed a new firm who completed my sale in 8 weeks.

Poor performance

After almost 8 months my sale and purchase failed. This was a relatively straightforward transaction (FTB and no chain). The process was a catalogue of poor communication, missed deadlines and slow progress. I raised a formal complaint mid way through the process. My complaint was upheld and I received assurances that things would improve. Clearly they did not. Please avoid this firm.

A genuinely shocking level of incompetence.

This is now my second one star review for NHL, which should tell you everything. My first review covered the appalling service I received during my shared ownership purchase — easily one of the worst professional experiences I’ve ever had. After a year of zero communication from them, delays, and total disorganisation, I completed the purchase and tried to move on. Fourteen months later, I’ve been hit with a bill for nearly £700 for an unsettled service charge from before I even owned the property. Only now has it become clear just how badly NHL mishandled my case. They failed to ensure the service charge account was settled on completion, and they failed to ensure the retention was held until it was resolved — basic, fundamental steps in conveyancing that any competent firm would treat as standard. A genuinely shocking level of incompetence. What makes this even more infuriating is their behaviour since. Instead of answering straightforward questions about missing documentation pertaining to those accounts, they immediately tried to shift blame onto the seller’s solicitors for holding the retention for 12 months — which is completely normal. Then they attempted to excuse themselves by saying the case handler had left the firm, as if that somehow absolves them of responsibility for their own negligence. And now, they’ve simply stopped responding altogether. It’s astonishing to witness a firm operate with this level of incompetence, avoidance, and disregard for their clients. The way they conduct themselves feels more like a back street operation than a regulated legal service. Their so called “customer charter” is meaningless in practice. I would strongly urge anyone considering NHL to avoid this firm like the absolute plague. And by the way, the reason there are so few one star reviews on trust pilot is because NHL flag them all and use every tactic in the book to get them taken down. They tried to do that with the first review I left. And not only that, but they seem to have removed themselves from google maps so you cant leave reviews about them on google anymore.

Avoid: Officially Blacklisted by Estate Agents

New Homes Law is completely unreachable and caused us extreme stress. They ignored every email from both the buyer’s and seller’s solicitors, and their phone lines go straight to voicemail. Staff went on leave without any notice or handover, showing a total disregard for exchange dates. Things got so bad that my estate agent has now officially blacklisted them due to their incompetence. Their lack of accountability nearly ruined our entire move—do not use this firm.

Beware. This firm of solicitors is NOT registered with The Law Society. If only we’d known that before my son instructed them, paying a considerable sum of money up front as they requested. They have only one qualified solicitor and one qualified conveyancer which, for a firm employing around 40 staff (according to their website), is unbelievable, and in my son’s case meant his mortgage providers would not accept them as adequately certified conveyancing solicitors. New Homes sweet talk you into accepting their quote, all very friendly and convincingly caring and helpful, but that’s just to hook you in. Don’t believe it! Our building society mortgagors eventually agreed to accept them onto their panel for our convenience and so we asked New Homes to continue to act for us, and then, after two weeks of no contact and us chasing them, they turned round and said they couldn’t proceed due to ‘internal reorganisation’. We had to find another solicitor to act for us, and so requested a refund of some of the monies we had paid. New Homes invoked a penalty clause in their terms and conditions which requires the client to pay 75% of the sum quoted for the conveyancing work in the event of client discontinuance, which meant that my son lost all the money paid up front plus owed another £800, which he refused to pay, and so New Homes have deducted that money from my gifted deposit, money that they are supposed to be holding in trust! Now this tells a story. Get your clients to disengage with you, and reap the benefits. Money for nothing! And now New Homes tell my son that they will continue to act for him after all. No chance. How could anyone ever trust them? Case referred to the ombudsman.

We would like to clarify that you were not our client on this matter and, as such, we are unable to discuss the full details of the file publicly. However, from the information provided, we understand this review relates to a transaction where New Homes Law was temporarily unable to act for a particular lender due to changes in panel arrangements. We subsequently regained our ability to act for that lender and advised that we would have been able to continue with the transaction. By that stage, an alternative solicitor had already been instructed. We also do not accept that the review accurately reflects the position regarding fees. The client was not charged the full quoted fee. Charges were calculated in accordance with the agreed Terms and Conditions and reflected the work undertaken up to the point the matter became abortive. In relation to the gifted deposit funds, following payment of the fees properly due on the file, the remaining balance has since been returned. We appreciate that the circumstances were frustrating for all involved, however we do not agree that this review fairly reflects the facts of the matter or the communications that took place.

Absolutely disgusting service. Case handler changed with no communication. Couldn't proceed as they only had 1 solicitor and 1 conveyancing executive, not 2 of either. Charged the full quote for the matter despite not reaching exchange. Tried to claim the funds from my gifted deposit - which should be protected! Hideous. Avoid like the plague.

We are sorry that you remain dissatisfied with your experience. For clarification, you were not charged the full quoted fee for the transaction. The fees applied reflected the work undertaken up to the point that the matter became abortive and were charged in accordance with the Terms and Conditions accepted at the outset of the transaction. At the time the matter was aborted, New Homes Law was temporarily unable to act for your lender. However, we subsequently regained the ability to act and advised that we would have been able to continue with the purchase. By that stage, you had already chosen to instruct an alternative firm. In relation to the gifted deposit funds, the outstanding fees were accounted for in accordance with our Terms and Conditions and authority received. The remaining balance has since been returned to you. Whilst we appreciate your frustration, we do not accept that the review accurately reflects the circumstances of the matter. We wish you all the best with your purchase moving forward.

Unfortunately I have to give a star, if I could I’d give it zero. My partner purchased a shared ownership house in June of 2024 - and is STILL waiting for the property to be registered with the land registry. I live with my partner in the property; we are trying to sell this house to buy another but cannot do so until the property is registered. It is one of the only properties on the estate that is left to register; anyone else on the estate who used a different company has had no issues and their properties have been registered accordingly. I would AVOID AVOID AVOID this company if you expect them to do anything in your best interests, or expect them to do their jobs. Everyone my partner has spoken to is rude and avoidant - especially Lucia Garcia; her tone of emails and her avoidant attitude on the phone are a reflection of her poor work ethic. My partner is fighting very hard to ensure the house is registered but anyone he speaks to at New Homes Law does not care. Currently their lack of concern is slowing down our buying a new property and this is ultimately having an impact on our life, current and future, and on our family. New Homes Law should be ashamed. Once again, AVOID!!!

Whilst we appreciate your comments, we should clarify that you are not our client and we are therefore unable to discuss the details of the matter publicly. We understand the concerns that have been raised regarding the Land Registry registration and can confirm that the matter is currently being dealt with by our Client Care Team. We remain in direct contact with our client and are actively working to resolve the outstanding issues and progress the registration as quickly as possible. As this matter relates to a live client file, it would not be appropriate for us to comment further in a public forum.

One word to describe my experience with this company would be AWFUL. My experience with Operations Director Claire Noble was extremely disappointing. I found her communication to be rude and disrespectful, particularly in the way my personal circumstances were addressed. I also found the use of the word “attacking” during our communication to be highly unprofessional and inappropriate. I also had serious concerns about the service I received from Luke Licence. I found the process unnecessarily slow, and I felt I had to intervene myself to help ensure the sale of my property did not fall through. Communication throughout the process was another major issue. It was often extremely difficult to get through to anyone, and on several occasions I had to call repeatedly throughout the day before getting a response. Overall, this was one of the worst experiences I have had with a company. Based on my experience, I would not recommend their services and would not use them again.

Thank you for your review. Unfortunately, I have been unable to locate a client under the name Evrim Gezmis on our system, which means I am unable to verify the details of the matter you refer to or investigate the concerns raised. New Homes Law takes all feedback seriously and, where concerns are raised by clients, we would always welcome the opportunity to review the circumstances and investigate any allegations regarding service levels, communication or conduct. If you were a client of the firm and have used a different name in your review, please contact our Client Care Team directly with your file reference so that we can look into the issues you have raised.
