Many of our clients are experiencing this process for the first time and so it is always helpful to know that the information we have is of assistance in managing expectations and informing people of what is to come. We do have automated replies regarding several stages of the process (confirmation of Memorandum of sale receipt, confirmation of draft contract received or issued, confirmation when signed documents are received, mortgage offer received etc.). However, solicitors will not get involved in surveys and so we will be unable to confirm when this is completed as we rely on you or your lender to issue us with a copy (depending on the type of survey received). Enquiries can be tricky, as they can go on for a considerable amount of time. usually, they are the last thing to be satisfied and when we get the final replies in, we look to report ASAP from there, so sending our client the report is the confirmation that enquiries are satisfied. That being said, depending on what enquiries are outstanding, we can sometimes issue the report earlier, subject to certain information being provided before we can exchange. As such, it can then make it quite difficult to provide something automated in this regard, and why we rely on the assistants to provide more personal updates, as each file is different. With regards to updates, we will always provide an update whenever there is something to provide. sadly, due to the nature of conveyancing and the number of parties involved in a single transaction, there may be periods of time where we are still waiting on replies (as an example) and so we will not provide an email to say that there has been no change. If the solicitor and/or their assistant were to do that for every case, it would seriously limit the amount of time they have to progress a transaction and thus cause transactions to take longer than they already do. Although we certainly appreciate your comments, and can understand why you would appreciate the type of updates mentioned above, I hope you can understand our reasoning as to why this does not happen, but please rest assure, if an update is requested, we will ensure it is given ASAP.
