Hi James, Thank you for taking the time to leave a review. Although it is lovely to hear that overall you had a positive experience with the conveyancing side of the work, we are sorry to hear that you were dissatisfied with the compliance element. I can completely understand your frustration around compliance, unfortunately the compliance process itself is consistently ongoing and, depending on how a client is receiving the funds they are using for their deposit, can be complex and lengthy. In order to ensure that we are meeting our requirements of AML checks per the SRA and the UK government, we do reserve the rights to request the documents we feel are necessary (within reason, of course) in order to satisfy us (and the SRA should they wish to check) that we have met our customer due diligence. We completely appreciate that this can feel invasive and monotonous and if there were instances where repeat documents were requested then we certainly do apologise as it is not our intention to make an already stressful process feel even more so. The original gift letter that was sent to us was filed away in a different part of the file (and not filed away in the compliance section) and so when searching for it, the compliance team were not able to see it and therefore unaware that it had been provided, we do apologise if this caused an unnecessary stress for you during your transaction. Please rest assured, we certainly take your comments on board. We are looking at ways in which we can improve upon the compliance process and I have passed your comments on to the head of the compliance team so that they may be used for this purpose.
