Avoid like the plague

Avoid like the plague. I used PPL while selling my flat. The buyer also used them. It was an absolute nightmare, and they eventually caused the sale to fall through after it had gone on for a year with no end insight and the buyer decided not to renew his mortgage offer after it expired. They will put this down to 3rd parties taking a long time to respond to enquiries, but that can't be the case if plenty of flats in the same block have successfully had sales go through in half the time. They shuffled me on to 3 different conveyancers while there. 2 of them were either not bothered or not up to the job. They chased enquiries with the bare minimum effort, and forgot about replies that had already answered things. The buyers solicitor took 2 to 3 week to come back and say these enquiries hadn't actually been answered. Having gotten a new estate agent, they say this isn't unusual with PPL. I won't ever use them again and won't sell to anyone using them. If you use them it might be fine, but I think you're running a risk of this happening to you.

Remortgage/ paying off help to buy

We used Premier property lawyers Limited to re mortgage and pay off our help to buy. I found the service in particular from Richard outstanding. If we asked for a call, he would cause as soon as possible. Our actions were explained clearly. The whole process was quick and easy. Considering it was paying off helped to buy which I know can be challenging working with an additional third-party. I highly recommend this company and will most definitely be using them again in the future. The quotes was reasonable and fair. Paul

Avoid- prolonged delays and poor communication

I was asked more than once early on to leave a positive review of this firm. I chose to wait until the process was further along — I’m very glad I did else it would’ve been a false positive after early responsiveness. My experience quickly went downhill due to extremely poor communication and lack of action. Emails and calls went unanswered for multiple weeks, and even the seller’s solicitor and estate agent were unable to get responses. I was repeatedly promised call backs that didn’t happen, including “urgent” ones. At a critical stage in the process, I discovered my conveyancer was on annual leave without this ever being communicated, leaving my case effectively unattended while waiting on her to agree exchange and completion dates. When I finally received contact after significant chasing, I was asked for additional proof of funds - over six weeks after I had already submitted documents and had it confirmed the finances were fine. This shows the information wasn’t reviewed for over six weeks else would / should have been addressed much earlier. As a result of these delays and lack of communication, I have missed two proposed completion dates and experienced unnecessary stress throughout. A chain is now held up due to Premier Property Lawyers not doing their job within reasonable times. Overall, a very disappointing service defined by poor communication, lack of proactivity, and missed commitments. Might be reasonable priced but service reflects this.

Poor service, completely unresponsive

Could not get through via phone whatsoever, kept sending me to voicemail every time. Did not look at documents submitted to them and asked me to send them despite having already provided multiple times via email as well as their online portal, no attention to detail. Did not respond to any queries sent via email and took multiple weeks for them to respond to the estate agent and sellers solicitors. Misspelt names despite being clearly written down from their own online forms, poor attention to detail. Felt uncomfortable with this company dealing with my house purchase and switched solicitors.

Prolonged delays, poor communication, and ultimate withdrawal

I would strongly advise anyone considering Premier Property Lawyers (PPL) to proceed with caution. PPL recently rebranded from MyHomeMove. We instructed PPL in April 2023 to act on our Right to Buy purchase, having been reassured that they had specific experience in this area. After approximately 18 months, during which little meaningful progress was made, PPL ultimately withdrew from the case, stating that they were not equipped to handle a Right to Buy transaction. Throughout the process, communication was extremely poor. Responses were largely generic and repetitive, often failing to address the specific questions raised. There was no clear guidance on next steps, no proactive management of the transaction, and no sense of ownership of the case. Important matters were repeatedly delayed or left unresolved. Deadlines passed without explanation or outcome, and key points with the seller and lenders were not progressed in a timely manner. As a result, two mortgage lenders withdrew, citing unresolved issues and delays within the conveyancing process. We were also advised to arrange buildings insurance on the basis that completion was imminent, which later proved not to be the case. This left us several hundred pounds out of pocket unnecessarily. Despite having confirmed at the outset that they were able to handle a Right to Buy purchase, PPL only stated otherwise after 18 months of involvement. By that stage, we had lost significant time, incurred financial costs, and experienced considerable stress. Based on our experience, the service fell well below what we would reasonably expect from a professional conveyancing firm. The initial cost saving was negligible compared to the time lost, financial impact, and disruption caused. We would not choose Premier Property Lawyers again and would not recommend them for Right to Buy conveyancing.
