Poor service

I do not recommend this firm. There has been a catalog of errors from day one! Our particular solicitor missed several important issues in relation to both our house sale and house purchase. They also did not follow things up. I had to chase them hard all the time. I even complained to our solicitors supervisor but nothing changed.
We are now 6 months after completion and we are still having issues with things that should have been done! It made a stressful time even more difficult. Stay clear.

40% increase in fees.

I received a quotation from Cheryl Mordey at CTW solicitors and instructed them by return. After nearly a week of no contact I emailed her and was told I had been allocated Farhat Ahmed one of their senior commercial solicitors based at the Bromley office who would manage the sale of my residential property. This set the agenda for the whole transaction, Farhat and his team were reactive as opposed to proactive in expediting my sale. I felt the need to constantly chase for updates. On one occasion before a weekend when we were chasing receipt of outstanding enquiries I was told by his assistant Laura Tolly that if I wanted two updates in a day they would need to charge me an additional fee.
As my sale dragged on, compounded by my buyer using Stirling Ackroyd Legal for their requirements and an upcoming holiday we were getting increasingly frustrated and so was our estate agent. Rather than try to set our minds at rest and reassure us Farhat Ahmed became even more obstinate and awkward and again said he would be increasing his fee to cover his additional work.
Whist on holiday we had a significant time difference which meant we were only able to get limited contact with Farhat, when challenged he referred to CTW’s T&C’s which state a 24-hour response time which he felt he was responding within.
Once the exchange went through we were contacted and asked to supply bank details to transfer the sale proceeds on completion and also to give me a statement showing the balance of funds once all costs and invoiced had been settled. It was at this point where we received Farhats invoice showing he had chosen to increase his fee by a significant 40%. I asked him to quantify the increase but he told me to justify why I thought he should not increase his fee!
On completion we expected the money to be transferred into our chosen account on the day but this didn’t happen and again we had to chase them again to get our money.
During my transaction I was also sent me some sensitive personal information from one of their other customers by Karen Finch. I notified her and received an apology and a note to say it would not happen again. A week later I was again sent a similar email which caused me concern as to how my details were being handled. I asked to have the name of CTW’s data protection officer which were rebuffed until I suggested it could be easier if I contacted the Information Commissioners Office for their assistance. I was then contacted by a solicitor who assured me this was an isolated incident and that my details were secure however will I ever know?
In summary, I would not use Farhat Ahmed and his team at CTW Bromley again or recommend them to anyone. After my experience I will choose you use a local solicitor rather than a conveyancing factory like CTW.

Horrific. Don't deal with them. Please, just avoid them.

Part 1: Delays. Dealing with CTW solicitors has been full of delays. Even now, despite them saying they would complete on the 25th October, they still have not completed over 1 month later. I've requested a meeting with a director 3x and they won't even respond to my requests. I've been dealing with Farhat Ahmed which has been a complete utter absolute horrible nightmare. It's been such a painful experience that I'm just gobsmacked and exhausted with him. Even my mortgage company is complaining. I've been a longstanding client of CTW Solicitors and its just got so much worse there over the last 12 months. The delays don't just negatively affect one side, they affect both parties, and the seller has become increasingly and thoroughly annoyed with CTW solicitors too. There is no way I could recommend them based on how I have been treated, which is really badly. Just avoid. Please, just avoid.

Poor communication and overall bad experience

I put 2 stars because ultimately the conveyancing was completed but it was a slow and painful process.

We had many questions from our emails ignored and had to wait long periods of time to get a responses which often did not answer anything for us.

Our concerns were raised several times but they were never acknowledged until the final day we had to agree to an exchange where there was little choice for us to proceed and hope for the best or have the sale fall through.

I really hoped they would prove our concerns wrong on many occasions but not once did i feel like a client who was paying for a service.

I have issued a complaint and may change my review depending on how it is dealt with as i would much rather leave a positive review than negative.

Incompetent

Solicitors were unable to handle even the mildest of complexities in a house purchase. They lack expertise and are not able to change their opinions even when presented with clear evidence that contradicts their initial view. They seem more concerned with forcing us to pay them for unnecessary extra services than actually delivering for us as clients. As solicitors, they failed to provide competent and reliable legal support for a house purchase and tried to outsource a lot of the complexities to me as the client. I ended up having to sack them mid-transaction and move to another solicitor who was much more efficient.

Hopeless at replying to messages. Hopeless at doing what they say

Completed sale on property October 2023. They wrongly apportioned service charge for which i have provided evidence as requested.
When i pointed out (after the event) i was told by one lawyer would sort. She did nothing and stopped replying to my emails. Then a Sadie said would get file and sort. Then did nothing and stopped replying to my emails. After gap a few months an Ellis Thake said would sort. Keeps saying will get my file. Then ignores my emails. Been with him since 28 June - still saying will get file!
NO-ONE THERE TAKES RESPONSIBILITY. Maybe all waiting to leave and dump on somebody else!

Shambolic and expensive

A truly 'unsatisfactory' experience. Used CTW for a house purchase by recommendation, what a mistake! They were incredibly difficult to work with, uncommunicative, obstinate, and 'inept' at project management. To get through this nine-month ordeal for a chain-free purchase I felt like I had to follow up on everything to avoid my case being forgotten about - if I left things for more than a week and followed up most times nothing had been done or they didn't know what the case was. They would very rarely respond to actions or emails... to top it off I received a hefty bill well over the original quote, I guess I had to pay for all the time they wasted to! .....RUNNNNN!

A Perfect Service

We have just purchased a property and used Cook Taylor Woodhouse as our solicitors. We had used them some 9 yrs ago for a property sale, and had no hesitation in going to them again.
We are delighted to say, that we received excellent first class service from Andrew Prater and Brook Illing. Everything was done very promptly. We were kept fully updated and informed at all times. The whole experience went very smoothly and we would not hesitate to recommend them.
