My partner and I had the worst experience trying to purchase a leasehold flat in London using Kreston solicitors. We instructed Kreston in late January and in July we eventually decided to pull out since there was no end in sight, and it was an extremely frustrating and stressful process.
I really really hope that someone can at least learn from my mistake and not use Kreston solicitors. We’re now purchasing a leasehold with a different solicitors and the experience has been completely different and much smoother. Below I listed a summary of their shortcomings to give more details.

Communication with Gurbet and Helin was impossible and fragmented:
- No proactivity in calling us back or updating us but I expect this from most solicitors, but on top of it, our solicitor was impossible to reach, always in her lunch break or in another call or unavailable.
- Gurbet called back at 20pm on a Tuesday or on a Sunday night while we appreciate the working long hours, the lack of proactivity in other moments make this quite inappropriate.
5-months into the process, we asked for an in-person meeting which lasted two hours. While Gurbet provided a helpful and detailed explanation of the legal process, which we were grateful for, it also highlighted how much information had not been clearly communicated to us until that point. Even after this discussion, we were once again left without a clear sense of next steps, likely timelines, or what was required to progress the transaction.
- No timeline in sight EVER. The answer was always “it’s early to say” or a plain “we really cannot say”. Mind that we last asked any idea of a time frame the week we dropped the buy, so 5 months in,
Zero support and crazy approach to solve problems
- Legalese and zero explanations, we were dumped on piles of documents with no filters.
- Despite explicitly asking for information in plain terms, we were told this would require too much time and that a final report would cover everything later. This means we were unable to ask informed questions in real time
- Agent questioned why searches were not done earlier, they were requested over a month after we instructed them
- The flat came with a parking lot and they requested a “deed of variation” which would have meant ALL flats in the entire complex would have had to implement this, which could have taken years!
- Suddenly said “ok we dropped this now…” so some enquiries were dropped, other not absolutely randomly.
Some of our funds came from Italy and while we understand the need for anti money laundering checks, we were repeatedly asked for documents that were either:
- Inconsistent (e.g. tax returns requested for one parent but not the other),
- Excessively old (e.g. bank statements from 2011), or
- Already provided (but seemingly reviewed multiple times with little coordination).
This created confusion, delays, unnecessary stress for us and our parents despite our best efforts to repeatedly provide everything they asked for and explain/translate it for them.
Contract had crazy clauses:
- Contract says they are due to respond within 6 months
- Contract says capped amount but not true. Even if we didn’t complete, we were charged more than the initial quoted amount, and after complaining we received a 10% discount as a sign of “good will”. After complaining again, we managed to take it down to the initial quoted amount even if the process was not completed.
Fees were unclear until the end:
- Threatened to charge extra fee
- Final bill not clear, no billing guide
- Took ages to get a clear breakdown of fees.

We are disappointed to read your account and would like to take this opportunity to respond clearly and factually to your points. While we appreciate that property transactions can often be stressful, the statements made in your review are unfair and inaccurate representation of the service we provided.
We strongly refute the suggestion that communication was lacking or unprofessional. Our solicitor, maintained contact with you throughout the transaction, including after-hours, a reflection of our dedication to client service rather than a form of neglect. Delays in returning calls/emails were a result of ongoing casework/meetings.
You were kept informed of the progress of the transaction as and when updates were received, particularly in relation to third party responses or actions required to move matters forward. You were made aware that there were still outstanding title documents which were requested and should have been provided at the outset of the transaction, which were continuously chased. There were discrepancies in the documents provided and you did agree with us when additional enquiries were raised to address these.
The meeting you refer to, was arranged per your request extending over 2 hours to ensure clarity, to accommodate your questions and provide answers.
You were advised at the outset that leasehold transaction, particularly those involving high-risk buildings subject to building safety regulations and complex sublease arrangements, can be unpredictable in terms of timelines. Particularly, where issues relating to title or lease variations arise. We cannot guess dates where third party responses are involved and it would be inappropriate for us to provide speculative timeframes. We were approaching the final stages of the transaction and addressing the remaining outstanding enquiries when you chose to withdraw and indicate that you may re-engage our services.
We provided all required legal documents and explained that the final report would offer a clear summary. While we regret you found the initial documentation overwhelming, we must comply with our legal and professional obligations. Our team was available to support you throughout, and it's incorrect to suggest otherwise. Given the volume and complexity of the documents, we encouraged careful review and invited any questions for clarification.
As a regulated law firm, we must follow strict anti-money laundering rules, especially for overseas funds. While we understand these checks may feel intrusive, they are mandatory. Document requests were made in line with legal standards, and we worked to avoid duplication. Requirements vary based on each person’s source of funds, which can lead to different documents being needed. Follow-up requests were part of our due diligence, not arbitrary. To reduce your costs, we reviewed your own translations before requesting formal ones.
The parking space issue prompted a request for a deed of variation in your best interests, based on legal necessity and risk assessment—not personal opinion. Once clarification was received from the seller’s solicitors and managing agents, the matter was appropriately resolved and communicated to you. Where lease issues arose, we advised rectification via a deed of variation. If that proved unworkable, alternative solutions such as indemnity policies were to be considered.
The initial fee was based on a standard transaction and did not cover complications or lease issues outside the original scope. Nonetheless, we acted in good faith and offered a goodwill discount. A detailed fee breakdown was provided, and we conducted ourselves professionally throughout. We reject any suggestion of uncooperativeness and do not accept responsibility for delays or issues beyond our control. We remain open to discussing any remaining concerns directly and constructively.
