TOOK MONEY FROM ADDITIONAL BORROWING WITHOUT PERMISSION

I don’t normally write reviews, but in this situation I feel it’s important to warn others about my experience with these solicitors. ONP Solicitors were appointed by NatWest to handle my remortgage. What should have been a straightforward process turned into a stressful and frustrating ordeal, to the point where I’ve now had to involve the Legal Ombudsman. From the very beginning, communication was a major issue. Emails and phone calls went unanswered, and we constantly had to chase them just to move the case forward. They initially assured us we could complete on our requested date, but this didn’t happen, which caused us to incur additional charges. We were then given multiple different completion dates, and it felt like no one had a clear understanding of what was happening with our case. Several important documents were never provided to us, and the situation worsened when money was taken from our additional borrowing for what they described as “additional work.” At no point were we told this work was needed, and despite us asking for evidence of what had been done, nothing has been provided. We also put in writing that we did not give permission for these charges, but the money was taken anyway. Had we not had additional borrowing available, I don’t see how they could have taken these funds. When we attempted to make a formal complaint, the staff member we spoke to was extremely rude, saying, “You didn’t appoint us, NatWest did,” which made us feel as though our concerns didn’t matter. We are still waiting for a proper response. We have now contacted the SRA and the Legal Ombudsman because of the seriousness of what happened. If I could give minus stars, I would. I genuinely hope this helps prevent anyone else from going through the same experience.

Slow and poor service

I used ONP service to purchase a property. The service was very slow and required lot of follow ups. My point of contact was very rude, unapproachable and unhelpful. He did the minimum to complete the transaction without providing any inputs or proper due diligence which caused me lot of issues and money spent. He even did not bother to inform me when the property registration was completed. I will never use their service again

Should be representing the client, not the developer

They work too closely with developers and repeat the same misleading claims about the maintenance of public spaces. Buyers are pushed towards the developer’s preferred solicitor with promises of quicker reservations and guaranteed plots. First-time buyers often do not realise what they are signing up for. The fees seem reasonable at first, but buyers are misled and mis-sold. Solicitors are paid to protect the buyer’s interests but appear to prioritise the developer instead. When the TP1 wording is questioned, they claim it is standard and that the council will adopt the land, based only on what the developer says. Years later, the land remains privately managed, the charges continue, and homeowners have no control. There is no cap, no regulation, and no clear explanation of the long-term financial burden at the point of sale. These estates are not gated communities. They are open developments with public roads and spaces. Many include affordable homes or schemes to attract first-time buyers. That excitement around home ownership is used to draw people in, only to be exploited. Marketing presents a lifestyle dream with manicured green space and community charm. The reality is long-term financial obligations hidden behind legal wording few buyers understand until it is too late. Homes are sold as freehold but come with leasehold-style charges that are permanent. Owners are tied into rent-like payments for land they do not control. These charges often cover public areas used by all, yet the council refuses to adopt them and the developer retains control to create an ongoing income stream. Residents already pay full council tax. That should cover local services, as it does elsewhere. They also contribute to infrastructure through the property purchase price and Section 106 agreements. Yet they are still billed again through private estate fees, much of which goes to administration. This is made possible by a loophole in Section 2(3)(c) of the Rentcharges Act 1977. It was never intended for large modern housing estates. It has not yet been challenged in court, but one day it will be. Those who enabled it should be held accountable. Shame on all governments and councils for allowing this to happen. It undermines trust in home ownership and leaves residents paying to maintain land they were told would be adopted.

Poor service

Very poor and highly unprofessional service offered. Amongst examples of poor service I had the misfortune to handle with this company were the following: 1) Assigned case manager very difficult to contact. No direct line and numerous emails and phone calls go unanswered and replied to 7-10 days after initial sending. 2) Responses when offered show lack of knowledge which seriously undermines confidence in the ability and competence of case worker in dealing with legal matters. 3) Paper work for transfer to ownership in Title Deed were not filed with the land registry a full 10 weeks after completion of house sale. 4) Indemnity Insurance to protect against rentcharge actions were not taken until I requested for proof of Indemnity Insurance certificate, a full 10 weeks after completion of house sale. This is despite the insurance being charged for. Overall, a very experience and a firm I will never use again for legal services

Really Bad Service

I was recommended to use this legal firm through my financial advisor CMME. ONP took on my case almost two months ago and proved to be very bad. They never responded to my phone calls or emails, failed to reply to enquiries from the seller's solicitor and frequently went on leave without telling me who would be dealing with my case in their absence. Avoid them at all costs and get yourself another solicitor. I don’t know why CMME thinks ONP are wonderful when it’s clear to see they are really bad in doing their job. Their recent hacking issue could had been avoided as I did tell them several months that there are too many nonsecure pages on their site which are open to hacking and s*amme. It seems that O’Neill firm is not taking their responsibility seriously when it comes to protecting themselves from fr aud I disinstructed this firm after two wasteful months.

Multiple Delays, Lost Documents and Errors, Poor Communication

We have had a very poor experience with ONP Solicitors during our remortgage. Despite providing the requested documents, I was asked to resend the same information, which made it clear that previously submitted documents were not being processed or tracked properly. Multiple confusing and contradictory communications from ONP Solicitors have made it hard to understand what documentation we need to provide. Communication was consistently unreliable. Emails have been left unanswered and updates have not been provided. This lack of response has directly caused delays at a time when deadlines are critical. Incorrect information was also given to both us and an external organisation involved. For example, ONP Solicitors claimed not to have received contact or documents that had in fact been sent. They also submitted required paperwork using the wrong template, which we are waiting for a resolution on. These repeated errors and delays have put us at significant risk, including moving onto our current lender's follow-on rate and jeopardising our new mortgage offer. The whole process has felt disorganised, inconsistent, and unprofessional. Based on this experience, I cannot recommend this ONP Solicitors and would strongly encourage looking elsewhere. Our new lender offered to pay for a set value of the standard legal fees if we used ONP Solicitors. I will think twice before doing this in the future, and will be letting the new lender know about the awful experience we have had with ONP Solicitors!

Still waiting remortgage completion

Started a simply remortgage process in March, have had to constantly chase, documents have been lost, case handler gone on holiday with no assigned cover. Costing me hundreds due to their delays, will be looking for this back.

I used this firm for a remortgage and unfortunately the experience was extremely disappointing. The main issue was the lack of any communication. Throughout the process, we can not get any answers to basic questions. Emails were either not answered or the replies did not explain at all what was happening. For something as important as a remortgage, this caused a lot of unnecessary stress. At the final stage, I received a completion statement showing a balance due back to us, but shortly afterwards a further payment of £1,143.16 was taken from our bank account by the previous mortgage lender. I understand that direct debit timing can happen during mortgage redemption, but the problem is that the situation was not clearly explained by the solicitor, and I had to chase for answers. The completion statement itself showed a balance due to us on completion, so clear communication was essential at that point. We started the remortgage process around one and a half months earlier, so I expected the final stage to be handled smoothly and explained properly. Instead, I was left confused and worried about whether we would be out of pocket. Overall, I found the service extremely poor, the communication frustrating and non existent, and the process far more stressful than it needed to be. Based on my experience, I would not recommend this firm for remortgage conveyancing. Treat like the plague!!

Very poor communication and passing over of documents

My experience has been very poor with this company. Nearly 4 months after completion of a remortgage, I am still waiting to receive my new Title Deeds (change of house name) and the indemnity insurance documents both of which I have paid for. I have lost count how many times I have emailed them requesting this, the last being a couple of weeks ago which I have not even had any response to. I will not be recommending this company to anyone.
