PROTECTION CLAIMS

I was worried that my former landlord and agent never wanted to refund my deposit after leaving the apartment, without breaching any section of our agreement or damaging any items within the property. In the course of trying to find a way to get my claims, and considering my financial challenges of not being able to pay a lawyer, I came across Represent Law Limited who stood firm by me and advised accordingly. About four months down the line, they were able to assist me in getting my claims even more than I expected. A smooth start were I have provided all the evidences I have got about the case and answered all the questions made towards me Afterwards a long process , as usual , eventually we won the case and Represent Law took care of everything that was supposed to be taken care of in order to get the amount of money owned by the owner to us , they charged 27% plus Vat Most of the time we contacted by email and I would say a good professional approach every time, even if it was by phone calls

Case ended well, but lack of transparency

I had a case with Represent Law against a letting agency about my deposit deduction, which ended with a settlement after 2 years. The initial process was working well and they were very professional in their approach to the whole matter. However, by the time a hearing was scheduled things started to get opaque. A few minutes prior to the hearing, the solicitor, who was representing me, was implying different things than what the document I received the day before was suggesting. Essentially that the case wasn’t that strong after all and there was a 50/50 chance of it succeeding. So we ended up with a settlement as a result of that less than ideal chance of success. The number that I was given by the solicitor on that day as part of the settlement was three times the deposit minus a deduction would be returned. About a month later I receive an email from the letting agency requesting my bank details for the deposit transfer, which I then sent to them expecting it to be sent within long. After two months had passed and with no updates yet I reached back to the letting agency to ask about the deposit transfer. Turns out they had already transferred it to Represent Law, but neither party had reached out to me about it. So I got in touch with Represent Law by email and got a response a few weeks later that they had indeed received the money from the letting agency and “forgot” to both inform me and return my deposit, and so requested my bank details. Which was fine, that happens. But the final nail in the coffin here was that when they did send the deposit money back it was a) much less than what the solicitor had mentioned at the hearing and b) less than my original deposit and c) was a suspiciously clean number given the subtractions and multiplications. I then enquired about where the number came from as the breakdown of the legal fee document they also sent had no numbers even close to what they had sent me. They effectively dodged the question and said that they had waived their usual deductions, so suddenly no longer following their own contract, and just left it at that. It left a very disappointing taste as I would have had more money back at this point had I accepted the initial deduction from the letting agency 2 years prior if they had been saved and invested (not to mention the inflationary changes as well). Sure, I initially declined the deposit deduction from the letting agency as their reasoning and final inspection was absurd. But that did not justify reading through dozens of documents, gathering many emails and other files, calling multiple times about the case, struggles with reaching a law firm via emails and travelling for hours to a hearing all to end up where I started and with a law firm that was not transparent and instead seemed to want to extract as much money out of a settlement for themselves; the fact that I had to chase them to get (most) of my deposit back and not be forgotten about says a lot. I think if they had been honest about where the amount they returned came from or how they calculated it at least, I could have been a lot more understanding (and give a much higher score). But the opaqueness just makes the conclusion feel very slimy, which is unfortunate given the initial positive impressions and experience with Represent.

When I first reached out for advice, I was honestly quite nervous. Good work

It took almost 2 years but at the end I got what was right!!! I would say their communication is not the best, it takes time for them to reply and sometimes you need to chase them but overall satisfied with their services
