The first solicitor we were assigned to (September 2024) i am convinced was a junior, had no idea what they were doing. When we pulled out of a sale and found a new property, this solicitor advised us she couldn't take on the case until we had been introduced my a mortgage advisor. Luckily we already had one who had never heard such a thing.
We were then passed between 5 different solicitors as if each one handled a different area of a sale, so trying to contact them was impossible. Everything has to be done through their App, which meant messages could be sat unread for weeks.
We contacted them every week for 6 weeks and heard nothing back from them, we had to ask our mortgage advisor to phone on our behalf to see if they could get a response. When we did get responses they were purely generic.
We had specified to complete in January, up until the 15th January we still had no idea where we were up to. Out of the blue we were then given a completion date of February.
The week before the completion date, the estate agents (for out sale and purchase) advised the solicitor had still not agreed the completion date.
The completion date was set for a Friday. On the Monday we found the solicitor had still not agreed the completion date, on Tuesday the solicitor advised we would have funds leftover, which we knew to be incorrect as we would need to be sending them more funds. Turns out the solicitor had done absolutely nothing in regards to paying off our Help to Buy. On Wednesday the solicitor decided they need proof of funds for where the extra deposit is coming from - we had been saying this since October, and asking for the forms since December, and now two days before completion this is asked for, if it wasn't for us being tech savvy this would not have been possible as the funds were a gift from parents down south. Thursday we then find we have not exchanged still, and the changes to the contract that were necessary had still not been made regarding funds being kept back from our purchase for repairs. Friday we miraculously completed. two weeks later we receive an email to say they did have funds left over and where to send. we asked for clarification on these funds as we were not expecting anything back. The funds arrived in our bank account with no communication; we therefore assumed they were the funds from our purchase to cover repairs. We then received a letter saying the case would be closed at the solicitors as everything was now complete. A month after completion, we have received a letter from the old mortgage saying there is still monies outstanding so the mortgage is in fact still open on the old property. I have emailed the solicitor for why this has happened, or how this is possible, but have received no response.

I would not direct my worst enemy to this solicitor. Utter shambles!

I used Gorvins Residential LLP for my personal transactions before as well as recommended them to our clients (myself being a mortgage advisor).

However, their handling of the latest case for our clients was appalling and nothing short of negligence.

Gorvins requested and received mortgage funds on 27 March for the completion set on 28 March. Unfortunately, Vendor passed away on 27 march meaning that no completion could take place until beneficiaries of the estate obtain grant of probate which usually takes 1-3 months.

Our client was ready to wait, but to their shock they soon discovered that Lender took mortgage payment from their bank account (while there was no mortgage completed). On investigation it became apparent that Gorvins did not return mortgage funds back to the bank - they just kept £170k and did not even notice that something was wrong!

To make things worse, Gorvins only acted on this issue when we contacted them (15 days after the failed completion date) and notified that they should send money back to the Lender and also notify them that no completion took place. Until then, Gorvins were doing nothing. We can only assume that their controls failed and they were none the wiser that they have extra £170k sitting in their bank for which our client is being charged interest.

This has caused our clients (first time buyers) significant distress as well as they were deprived the use of funds until Nationwide issued a refund.

Gorving clearly failed their duty of care towards our client. However, they were far from ready to admit their mistakes. 6. When I was instructed by the client to find out what has caused the above issues, I tried directing this query to Beth Schofield who bluntly refused to answer the question of why this has happened. This raises a question of trust and what else might have been missed on this case.

Also, during two phone calls with Beth she was rude & arrogant. As well as interrupted me and did not allow to speak. She shouted at me and terminated calls twice.

Such attitude and attempts to cover up their errors are unacceptable.

Worse service ever

If I could give a negative rating, I would. This firm has provided the worst customer service I have ever experienced. My conveyancing matter remained unresolved for months, with no updates unless I chased them. Each time I reached out, I was met with excuses—either the person handling my case was on leave or unavailable.

Avoid! Gas lighters. Stress and misery. Do not use them!

Avoid this 'call centre style' monstrosity at all costs – it's not worth your time, energy, or money. Read all the awful 1-star reviews and steer clear. (The 5 star reviews have to be fake!)

Communication and competence are non-existent. We endured neglect, significant delays, rude comms, and SO much stress.

Their most obnoxious complaints manager who manipulated the situ, falsely accused us of ‘harassing’ and ‘bullying’ them (a blatant lie), and abruptly terminated us as clients. Gaslighting at its finest!

We wasted 5 months with these crooks. Please do yourself a favour and avoid them.

P.S. The day they let us go (truly a blessing in disguise), we found a recommended solicitor who, although a bit more expensive, turned things around for us overnight. The relief we felt was indescribable and they got us to completion in 3 weeks. There are good people and competent firms out there. Don't settle for this kind of treatment.

Gorvins caused us months of stress and worry and nearly lost us our inward property. There was a complete lack of communication throughout the entire process. Our case handler, Rosette Luamba, sat on our file for 8 weeks and did nothing. She was slow, incompetent and refused to speak to us or respond to our emails. When we called to speak with her she was not at her desk, or was out to lunch, in a meeting, on holiday or busy. We called multiple times to try and get an answer as our buyer was frustrated and threatening to pull out and we were always brushed aside and there was no urgency or empathy from the company. When we contacted Rosette’s managers, Kerry Sharples and Steven Man, they didn’t respond either. Eventually, after months of delays and lack of communication we raised a complaint via their complaints process. Gorvins then immediately terminated our agreement and accused us of harassment and bullying against their staff (in their words: “what you believe is chasing we view as harassment of our staff”) despite the fact their staff never spoke to us. They are crooks and your case is not important to them and they will drop you as soon as you complain. Our new solicitor completed everything in 3 weeks proving how incompetent and dreadful Gorvins are. Please avoid at all costs as you will experience months of stress, frustration and zero communication. An appalling company who should be investigated by the Legal Ombudsman.

Absolutely Brilliant!

You hear some horror stories about buying your first home and delays happening across the board so we were very nervous when choosing our solicitors - however - there was no need for the panic. Gorvins have been INCREDIBLE. Beth Schofield is by far one of the best people I’ve dealt with in our house purchase, she was so proactive, kind and just helpful! Buying a house is stressful but having Beth in our corner made it SO much better. She had such a proactive approach the while way through the process and really helped us in buying before stamp duty came into affect. I felt bad for calling her about updates but she was so lovely and kind during one of the most stressful work periods she’s probably endured (with everyone trying to get in before SDLT!). It takes a lot to be in a high stress job and remain composed/kind, I will forever be grateful for the efforts of Beth and Gorvins LLP for helping us so wonderfully and for being so fast. We managed to buy a house within a month which is mental and I can’t quite believe it but we couldn’t have done it without everyone’s efforts. Thank you a thousand times over.

Had no communication for almost two months. During which I tried contacting my solicitor over a dozen times through voicemails, emails and messaging through an app they required me to install. After every step forward in the process, I would then hear nothing. I’ve been contacted numerous times by the property’s estate agent pushing for updates as the forward chain were all ready.

These solicitors will not be in contact with you unless they need something and they will only ask the once. I was recommended this solicitor group by my mortgage advisor but clearly they were misinformed about how professional this group is.
