This area covers buying newly built homes, including plots in housing developments, off‑plan purchases, and completions under build contracts. A solicitor helps by reviewing the contract of sale, checking the developer’s warranties and fixtures, guiding deposit protections, and coordinating with lenders, surveyors, and the mortgage offer. They also handle deeds, land registry entry, and post‑completion registrations, and liaise with the builder and warranty providers on snagging and defects. The work is shaped by contract terms, planning permissions, and building regulations.

“We used Foy's to sell our house and buy a new property. Roger Colphon was our contact and he was very professional, friendly and a good communicator. We had many delays on the way, mainly due to the developers of our new build and at all times he showed empathy and understanding.”
