This work covers the transfer of a tenant’s interest in a dwelling or the sharing of that dwelling by letting or subletting under a lease or tenancy in England. It includes seeking or resisting landlord consent, negotiating assignations of tenancies, drafting agreements, and resolving disputes about responsibility for rent, repairs, and covenants when a tenant leaves or rents to another. It can affect who occupies the home and who pays the rent.
An assignation or sub-let can end or renew a tenant’s obligations under a tenancy, change who is legally responsible for rent and repairs, and affect security of tenure. A solicitor explains the rights and duties, advises on consent requirements, drafts or negotiates deeded agreements, and helps with notices to quit or accept surrender, ensuring action is taken within any statutory or lease-defined deadlines.

Tagged solicitor Neelam Trikha
Neelam helped me extend my lease when I took over a share of the freehold on my flat. I've had a lot of experience of solicitors and was delighted with the way Neelam was able to progress my lease extension with such competence and alacrity. She ensured both leases (i.e the one I share with my neighbour) were the same and removed all anomalies. She was professional and friendly, gave great advice and ensured the matter was dealt with without fuss or delay

Tagged solicitor Jill Donbavand
I have used Jill Donbavan on numerous occasions and once again had an excellent standard of service. Jill, ably assisted by Julie and Gina, would always respond to any of my queries and dealt with all matters in a proactive, friendly and professional manner. I would have no hesitation in recommending Parker Bullen in Totton to any future clients.

Tagged solicitor David Chapman
We used Amicus Law for the recent sale of our house and purchase of our new property here in Minehead. David Chapman and his team provided excellent service. They dealt with everything very quickly and kept us fully informed at every stage. David was always available to answer any queries or concerns. He worked hard at the end to make sure we completed on the given day as there was a problem further down the chain. I would recommend Amicus Law and would certainly use them again.

Tagged solicitor Maisie Clark
Maisie is excellent and really on the ball with everything. I had to wait a long time to complete due to the other parties solicitors being extremely slow. I fear I'd still be waiting if it wasn't for Maisie chasing up matters. I would highly recommended Maisie and SAS Daniels and I would definitely use them again in the future. Thank you.
