House purchase/Transfer of title
Rather protracted matter concerning a late relatives property, but Sarah Jardine was exceptionally helpful, patient and professional throughout.

Remortgage
We had a challenging exit from a large bridging loan to complete by an end of march deadline. Sarah and Lucy were excellent, assured , professional and responsive.
It was refreshingly easy to contact Sarah and even though she acted for both myself and the mortgage lender, there was no conflict at all. Despite the complexity of the case, the legal bill was kept to the original estimate which was great.

Great house exchange experience
We used this firm for a house purchase and sale, the purchase ended up being very complicated with lots of outstanding legal bits which hadn’t been addressed by the seller. Our solicitor Sarah was so knowledgeable, great at explaining all the legal issues that we didn’t understand and really responsive to messages and phone calls. She went above and beyond to address things that really should have been sorted by the seller in order to get the sale completed, without which we would have otherwise needed to abandon the purchase of a property that we loved so much. Thank you!

Sale of property was very efficient and smooth
We've used Rowlinson's several times now to deal with property because they are head and shoulders above any other conveyancing we have experienced. They are proactive, attentive and will progress your case as a matter of course. You don't need to phone up and hassle them! They provide a smooth and efficient service. We wouldn't hesitate to recommend them.

Don’t use these solicitors - late, sloppy, not bothered about the sale
Where do I start?
We had a two bedroom flat to sell in Liverpool, in a development that was popular with investors. We had no chain on our end, and the Buyer had no chain on his end. So this should have been the simplest sale possible. Yet it still took almost 12 months from acceptance of the offer to completion.
Weeks frequently went by without contact from our solicitor. Almost always, communication was initiated by us. And there was almost never any progress reported by the solicitors, simply a sentence saying “we’ll get back to you with an update soon” (or sometimes “tomorrow”, or “next week”), or words to that effect. Rarely were these promises kept, which led to constant frustration on our part. In the absence of any progress from the solicitors, we ended up chasing for progress through other channels (e.g. the sales estate agent), so we often ended up updating our own solicitors, not the other way round.
Then, just few days before completion, and despite having over 11 months to get everything in order between agreement to buy and the completion of the sale, Rowlinsons somehow managed to discover that they didn’t have all the documents from us that they needed. For clarity, it should have been known for months that these documents were needed - there was no change in circumstance that created the need for these documents so late in the process. This meant that there was a rush at the very end, which led to a sense of chaos and confusion.
To add to all this, upon completion Rowlinsons settled up the monies with an error in it. This meant that just a single day after completion, Rowlinsons were requesting us to pay them them £120. How unprofessional can you get? And now that they wanted something from us, they were chasing us every few days and very responsive to emails. But even then, they didn’t make it easy for us to make the payment - they refused to send us bank details by email (apparently for security reasons), and never once tried to call us to tell us what their bank details were by phone (which would have been more secure). Instead we had to download an app, delete the app, download it again and then download a document from the app with the bank details on it.
What a tale of woe. I’m summary, we never got the impression that these solicitors were looking after our interests. There didn’t even seem to bother about making the sale. They were awful at communicating with us. They were frequently sloppy. And then when they wanted something from us, they were the polar opposite of their service to us. Very stressful experience.
Don’t use these solicitors.
