FULL DISCLOSURE - I AM THE BUYER REFERRED TO BY LYNSEY BELOW. Emma at George Green was assigned to this purchase from the start. Emails and phone calls were replied to promptly and the ball was forever in the seller's court. I called both the agents and the solicitors weekly and updated both parties every Friday. Every time, we were waiting answers to enquiries from the sellers legals. I've had the opportunity to review the file in full and one simple enquiry took 6 weeks to be answered by the seller's solicitors and took several nudges. 2 enquiries didn't even get replied to by the opposing solicitors until the morning of completion, thankfully Emma at George Green had the professionalism to protect me and advise the sellers solicitors that completion wouldn't be taking place as they were in breach of contract! The seller insisted on exchanging on a day I'd told all parties I was away on holiday, and Lynsey wouldn't negotiate this. It caused undue stress while I was meant to be unwinding for the first time in 12 months. It was evident that the seller is dishonest; bad weather was forecast and upon completing and visiting the property there were multiple leaks (she'd stuffed towels, blankets and buckets in kitchen cupboards so was obviously aware of this). The sad thing is, the repairs only cost a couple of hundred pounds. At no time did the agents or my solicitors communicate that the price would increase due to my legals being slow; every week I called the ball was firmly in the court of the sellers solicitors. How dare the seller say a previous purchase took 6 months, this simply is not the case. My company owns dozens of local properties, perhaps this was the sellers first sale in a long time? If sellers used proper solicitors not cheap conveyancing then things would get done quicker in the housing market. Bottom Line: If the seller unreasonable and for no good reason requests an exchange and completion date when storms are due, they're likely dishonest and trying to sell before property problems are highlighted.
