Stressful.
Unfortunately my experience was both challenging and frustrating. We would have lost our house if I had listened to unwelcome, unwanted advise! The solicitor frustrated me so much I could no longer speak to him and had to hand over to my wife to finalise our transaction. We would have changed solicitors if we hadn't been under time pressure to complete. He didn't seem to grasp what was important to us! My wife adds that she thought he used too much jargon, offered poor advise, and added stress!

Dear Paul Thank you for taking the time to leave a review in this matter. I am sorry that you found the matter stressful but I do not agree with your recollection of events. I would highlight that your first purchase fell through due to complications arising from the seller’s ongoing divorce and their refusal to commit to a completion date, not any action taken by our firm, and that we were ready to exchange well in advance and then successfully completed a replacement purchase for you in just four weeks (Contract received 7th August 2025, completion 5th September 2025). I assume your reference to advice is in respect of my advice relating to the restriction on the title of the property you did purchase. You may recall that your seller’s solicitor acknowledged this was a defective restriction and originally contacted HMLR to remove it themselves in August. They were unsuccessful because they applied using the wrong form (which I pointed out in August), and then refused to take responsibility for registering the correct form. It was my firm that removed the restriction for you, after completion. You say that I did not grasp what was important to you, but we successfully completed in time, and with sufficient paperwork to resolve the defect in title. I am not sure what else we could have achieved for you (other than exchanging in just three weeks instead of four) but I am pleased we were able to complete, and register, this matter successfully and I wish you all the best in your new home.
