Worst experience ever
Jawad was the worst solicitor I have ever dealt with.
I'm a law student so I'm aware of what's required of solicitors and Jawad is non compliant with the law, has continuously lied and misled throughout. A solicitor who breaks the law is just horrendous and he also stole from me.
He is now ignoring my message and emails about my complaint.
Avoid this company.

Poor conveyancing experience
Multiple mistakes in the course of conveyancing, starting with putting the wrong buyer name on the contract, marking the purchase as "limited company" instead of normal personal purchase of a 1st time house, and lastly by accepting a 5% less deposit on the contract signed by the seller compared to the higher figure transferred to their account and stated on my, the buyer's contract. which I discovered after sale completion when i asked for a copy of the signed contract.
Poor integrity: claiming that "it is a legal rule to put 10% only on the contract but to transfer any amount"
No communication whatsoever with a qualified solicitor from a start to finish. No communication with the paralegal who are not experienced at conveyancing and have made repeated serious mistakes in the sale papers and wasting time and causing more stress to an already stressful process. They don't advise you on the process at all. they don't check documents received from the seller's solicitor and after I reviewed a couple of docs i discovered multiple discrepancies/errors that made me realize i had to fact check every document myself; to discover more issues! They did not stick to the initially agreed time frame although all parties were ready to complete by a specific date and the searches' outcome came back in reasonable time- until i advised i am using a different solicitor to complete, which has prompted them to complete the conveyancing within a week!
Totally monetary driven- They explicitly and shamelessly work against their client's best interest. Only gross negligence and poor integrity can describe their way of working.

Extremely poor communicator
Very poor communicator. During the property sale he was very difficult to communicate with, I often had to request things multiple times before a response. Once paid for conveyancing I as a buyer had follow up requirements. Jawad Mahmood simply forwarded my enquiry to the seller solicitor then ignored any further attempt from me to contact him, basically ghosted me. Very unprofessional.

Absolute nightmare, Jawad Mahmood.
Lack of duty of care, unreachable, unprofessional, my experience with Jawad Mahmood has been very negative, this has been an uphill struggle to recieve updates ,the morgage company, the estate agent, my morgage broker and myself as a client have never been so dissatisfied with a professional service.

Couldn’t do the job they were supposed to do
Contacted this firm to complete my first house purchase with a mortgage offer from the bank. Kept chasing them every month for six months, I never actually got to speak to the solicitor dealing with my case but left massages with the reception to pass on. Kept emailing about the progress and got similar answer every time “we will follow up with the sellers solicitors” until the mortgage offer time expired. So they took my money and couldn’t do the job, didn’t answer to my requests I don’t know what to call this firm accept what it is….

Extremely unprofessional and unable to perform the most basic of roles
Completely unprofessional conveyancing.
Kept getting the name wrong of the buyer on the legal documents on 4 occasions, despite being informed.
Kept sending an initial introductory pack 4 or 5 times despite it already being completed, acknowledged it had already been completed then sent it a 6th time!
Failed to get the freehold management pack which I was able to retrieve within 1 hour.
Unable to reach by phone easily and emails inconsistent.
Honestly very very poor.

Utterly awful experience with Jawad Mahmood
Slow, unprofessional, lack of attention to detail throughout. I hired Jawad Mahmood for a sale and purchase of a new property, no chain. It took 6 months and 2 failed completion dates cancelled with only hours to go through first time around and 2pm on the day the second time. Both due to omissions on his part. Solicitors acting for the other parties were having to tell him what he needed to do. You can’t get hold of him, he blames others for his errors and couldn’t care less about his clients. In a final act of complete incompetence he left us homeless after completing on the sale and send £14 to short to complete on the purchase he then was uncontactable at 4:30 on a Friday evening. He finally answered my messages the following Monday and blamed the other solicitor! I will be reporting him to the ombudsman. Steer well clear, he should not be practising as he is not capable.

Incapable. Do NOT use. Jawad Mahmood is not a legal professional.
Absolutely incapable, constant liars and quite frankly do not deserve a law licence. **DO NOT USE ** **STILL WITHOLDING MY OWN MONEY **
Bearing in mind, my solicitor was apparently the 'director' of the company, it shows what the rest of the company believe is an okay way to operate.
You're thrown around a bunch of different case handlers, who do not know what they are doing, you cannot speak to your actual solicitors no matter how many times you call. They will continuously lie to you and make false promises, including that they have paid your Estate Agent. They paid mine nearly 2 weeks after completion after continuous chasing. I said their statement was incorrect multiple times and somehow they still charged the buyer over a £1000 less than they should have and now refusing to pay out what they owe me which will be taken further via the Legal Ombudsman, my estate agent is also considering reporting them for breach of contract too.
They are so incapable they chased the solicitor from the property I was buying, which was a new build constantly and kept saying to them they needed a history on any maintenance fees. It's a house that wasn't even built and was also a freehold.

Unreachable, avoid this solicitor
You cannot get hold of this solicitor he is always out of office and never returns calls or responds to email queries. Sent wrong documentation for another case. Withheld funds after completion for over 5 days. Do not be blind sighted by their initial responses and the ease of their app. This company is atrocious! They will ignore emails and be out of office everytime you ring. If you want a Solicitors advice on anything don't expect to get through to anyone or have any response back. Their emails are all robotic and will likely be irrelevant to your initial emails. We constantly had our buyer and vendor on our cases within the chain as they'd had no communication for days even on day of completion they had an issue with releasing keys due to not being able to have the solicitor confirm everything had gone through. Then, if and when you do eventually complete, these solicitor will hold onto your money for as long as possible and show no intention of sending funds across. They wont even acknowledge or respond to queries of why it hasn't been sent or when it will be. Considering they have a legal obligation to get the money to you as quickly as possible they do not adhere to this.
