Pleasant staff, silly mistakes

We were updating wills and setting up LPAs. Everything was clearly explained to us and the staff were all very pleasant. We were, however, a bit annoyed by some silly mistakes (incorrect details in names and addresses) which could have been picked up by checking the details in the LPAs against the wills, but the documents seem to have been treated entirely separately. Copies of the wills have been received by email but one or two pages are off centre so it looks a bit untidy when printed off. Just needs a bit more polish!

Not a good service.

My partner and I engaged Hains and Lewis to carry out the conveyancing on our purchase of two garages and associated building plot. In our opinion, we were not provided with a good service. There was a restrictive covenant regarding building on the land, which was critical to the viability of the purchase. This would have shown up very quickly in the searches. However, Hains and Lewis did not alert us to this most important fact until the very final stages of the process. Importantly, it was only after we had transferred the funds that we were sent the buyer's report, which highlighted the restrictive covenant. We could, and should, have been alerted to this much earlier in the process. In the event, he had to chase around himself in order to arrange for the covenant to be removed. He commented that this was one of the most stressful experiences of his life. All was fine in the end, but this was no thanks to Hains and Lewis. It seems that no-one is in overall control of the conveyancing process, and that there is inadequate supervision of staff carrying out the work. We regard this to be a very poor service, and we would certainly never engage Hains and Lewis again.

Hains & Lewis Limited

Thank you for taking the time to provide your feedback, Jan. We are genuinely sorry to hear that your experience did not meet your expectations and that the conveyancing process caused you and your partner such significant stress. We take all concerns seriously, especially where clients feel that key information was not communicated clearly or in a timely manner. The issue regarding the restrictive covenant is particularly concerning, and we understand how critical this would have been to your decision-making. We sincerely regret that you were not made aware of this sooner in the process. We also acknowledge your comments about the delivery of the buyer's report and the lack of apparent supervision. This is not the standard of service we strive to uphold, and your feedback highlights areas where we clearly need to review and improve our internal processes. Please know that we are taking this matter seriously. We would welcome the opportunity to investigate the details of your case further so we can learn from what happened and take appropriate steps to prevent similar issues in the future. If you are willing, please contact us directly so that we can discuss this with you further. Once again, we are truly sorry for the distress caused, and we appreciate your honest feedback.

Excellent service

Eloise was absolutely amazing throughout the whole process of our house sale and purchase. We had regular communication from Eloise, and she really pushed the process along when the chain was lacking due to other parties.

Professional & Approachable

We needed to have our wills updated. For us it was a difficult and complicated issue. But it was made much easier by our solicitor, Eloise Llewellin. She listened, explained the procedure, advised when we asked about some of the certain concerns we had. Overall, the phone calls, emails and face to face appointments were professional but friendly. We have absolutely no hesitation in recommending Hains & Lewis.
