My partner and I engaged Hains and Lewis to carry out the conveyancing on our purchase of two garages and associated building plot. In our opinion, we were not provided with a good service. There was a restrictive covenant regarding building on the land, which was critical to the viability of the purchase. This would have shown up very quickly in the searches. However, Hains and Lewis did not alert us to this most important fact until the very final stages of the process. Importantly, it was only after we had transferred the funds that we were sent the buyer's report, which highlighted the restrictive covenant. We could, and should, have been alerted to this much earlier in the process. In the event, he had to chase around himself in order to arrange for the covenant to be removed. He commented that this was one of the most stressful experiences of his life. All was fine in the end, but this was no thanks to Hains and Lewis. It seems that no-one is in overall control of the conveyancing process, and that there is inadequate supervision of staff carrying out the work. We regard this to be a very poor service, and we would certainly never engage Hains and Lewis again.
