The absolute worst - AVOID!

I wish I could rate lower. We were referred to them specifically because our property purchase had a little nuance to it. They sent out a questionnaire for a simple remortgage. We cannot complete these because we are not getting remortgage. For example, they want the property to be in my name before they can proceed, but since I won't own the property until I pay for it, I can't do that. I have called and messaged explaining why we cannot complete that questionnaire, but we don't get phone calls back and just get chaser texts and messages saying "Complete the questionnaire" and "We cannot proceed until you complete the questionnaire." Pretty sure the firm is populated by bots and 18 year old admins. Not a lawyer to be found. Simply awful.

Avoid Gordons Property Lawyers at all costs – poor service and repeated errors

I used Gordons Property Lawyers for what should have been a straightforward transfer of equity (transfer of shares in a property), but it turned into an extremely frustrating and drawn-out experience. From the outset, there was a clear lack of organisation and communication. The process dragged on far longer than necessary, with frequent delays and little to no proactive updates. I often had to chase for information, only to receive incomplete or unclear responses. More concerning was the number of mistakes made throughout the process. Basic financial calculations — something you would expect a firm of this type to handle accurately — were incorrect on multiple occasions. This resulted in further delays, unnecessary back-and-forth, and a complete loss of confidence in their ability to manage even a simple matter properly. Overall, the experience was stressful, time-consuming, and completely avoidable. For what should have been a routine transaction, the level of inefficiency and lack of attention to detail was unacceptable. I would not use their services again and would strongly advise others to think carefully before instructing them. If anyone questions the legitimacy of this review, I am more than willing to provide evidence to support everything stated above.

Avoid this law firm! They're extremely unprofessional and disorganized

I had a very disappointing experience with this law firm, who were appointed by my lender to handle what should have been a straightforward remortgage case. Instead, their lack of professionalism and poor communication almost cost me my new mortgage offer. Here’s what went wrong: 1. Lack of communication and follow-up I contacted them three months in advance and submitted all required documents, which they acknowledged and confirmed no further action was needed from me. Then I heard nothing until I had less than one month left on my current mortgage – I had to chase them myself to find out that the original solicitor had quietly left the firm and my case was left hanging. 2. Confusing and last-minute instructions Due to their vague wording, I was misled into making an early repayment of over £8,000 on 4 December – only to find out later that this triggered a £60 penalty I could have easily avoided if they had advised me properly. Worse still, had I followed their initial vague instructions without further questioning, I might have ended up paying an unnecessary £1,300+ early redemption charge. It was only after I obtained the redemption statement from NatWest myself and questioned the figures that they finally explained the situation over a call – something that should have been clearly communicated from the start. 3. Unclear requirements and last-minute changes On 17 December, they suddenly rejected my previously accepted ID documents, claiming they needed to be certified by a professional – despite having already reviewed and approved them earlier, and initially saying verification wasn’t necessary. They ignored my email asking for clarification, and I had to push my mortgage broker to get them to respond. Fortunately, I managed to resolve the issue in time on my own. 4. Questionable and shifting charges They suddenly demanded £700 just before completion, but when I checked the breakdown, it only added up to £658. I had to follow up several times before they acknowledged an error and agreed to refund £42, only to then claim notice fees had increased and reduce the refund again. After completion, they even contacted me again weeks later asking for an additional £20 due to a further “increase” in the notice fee – which feels suspiciously like they're just making up new fees on the fly. 5. Slow response times and unreliable communication Emails were often left unanswered, and phone calls took forever to go through. Even simple questions often received vague or incorrect replies unless I kept pushing. They even sent out incorrect automated warnings saying my mortgage offer was about to expire. They only explained the warning was false after I asked many times. Overall: - This firm is unprofessional, disorganized, and poor at client communication. - Their errors and delays caused me significant stress, financial penalties, and nearly lost me my mortgage offer. - I’ve gone through remortgage processes before. No other solicitor has caused this much trouble. - Save yourself time, money, and frustration. **Avoid this firm at all costs.**

Incomprehensible Incompetence and Lies

I think I'm fortunate in never before having dealt with incompetence on the level exhibited by GPL. There incompetence and lies have lead to my chain not progressing and having to wait another two weeks to try again. I was supposed to exchange contract on the 27th of September. GPL confirmed that they were ready to proceed with the exchange and that everything was in order days before this. On the day of exchange they suddenly realised that they hadn't received a response on a parking plan up the chain and decided that because of this it couldn't proceed. They hadn't even chased this parking plan until that day! This was frustrating. We tried again on the 30th of September. On the 27th GPL confirmed that once they had the parking plan they would be okay to proceed. They received the parking plan. Great news. All of a sudden they decided that the signature on the TR1 form did not match the other signatures they had on documents. This was the 9th copy of the TR1 form submitted theu they had either lost or had issues with! They confirmed that once they had this form then the exchange would happen. The TR1 was sent 24hr tracked delivery. On the 1st of October we tried again. The TR1 form arrived with GPL by midday and they confirmed that the exchange would take place. Then 10 minutes later they suddenly realised that they needed to wait for an OS2 search to come back. This OS2 search was based on the plan they received on the 27th. I cannot understand how it is possible to forget that you ordered a search that would block a chain, and confirm to your client that nothing could block the exchange and then realise moments after that confirmation that you are missing documentation. This is an incomprehensible level of incompetence and negligence amd I am infuriated with them. I am not their client but part of the chain, but I felt compelled to warn people away from this disgraceful company! If I was paying for this service I would certainly be demanding a refund.

AWFUL AWFUL AWFUL

This is a joke of a firm - they are impossible to get hold of and the customer service is non existent Natwest use these people so I had no choice but to use them - a simple remortgage turned in to a 4 month farce! Sending letters and final equity cheques to the wrong address or just not bothering at all and then lying to say they have Notice all the good reviews are months ago - look at recent ones - this is a true reflection

Very, very, very incredibly bad solicitors. I would never, ever recommend using them. My remortgage completed over two weeks ago, yet I am still waiting to receive my funds. My lender has already started taking the new monthly mortgage payments, but the solicitors have still not sent me the remortgage money. The lack of communication and unnecessary delays have been extremely frustrating. I strongly advise anyone considering this firm to look elsewhere and avoid using them.

GPL handled our purchase of our first house and we found thier service to be excellent. I would now recommend them to anyone I know buying a property in this area. Shaz and Holly were absolutely fantastic for us. They were very efficient and on top of everything - providing us with plenty of updates and providing timely guidance on how to fill out forms and any extra queries we had. As first time buyers, we were very new to this process. Holly Mapes especially went above and beyond our expectations, replying quickly and providing updates without us even asking for them, and we couldn't thank her enough. They both made our house purchasing process much less stressful, and all went very smoothly.

Absolutely terrible, they do not know what they are doing hound you for information but dont answer a single question and when raised act like they were unaware of anything you had asked. There were multiple additional fees that were added without explanation and my mortgage did not get completed in time despite me starting the process months before my remortgage was due. They were provide through fluent money as a reputable company however they are far from it. I would not recommend using them

Terrible

Reached out multiple times and had to chase over 5 times over for a response on regular occasions. When they finally contacted, they didn't have the correct information. Very unprofessional considering the amount they charge.

Ask for duplicate documents and ignore you when you thell them they already have them and do not have all the correct insurance policies in place to carry out professional legal work. They pulled out of my purchase after over four months.

To be honest after reading some reviews I was apprehensive of this solicitor, as I needed my remortgage to be completed on a pretty quick turn around. I would genuinely say ignore the bad reviews - if you answer their questionnaire and any follow up questions promptly, they act with the exact same speed. The whole process from start to finish took just over two weeks. If you need a solicitor to hold your hand maybe not for you, but if you value speed and efficiency and completion on the day you are told, then I couldn’t recommend more.

Do not use this firm. We needed a transfer of equity on a house which should've taken weeks but took months. It was almost impossible to get any response and we had to wait up to 40 minutes on hold just to speak to a customer service representative. On multiple occasions we were given the wrong information or told different things by different people. Avoid them!

Totally shocked by how bad this firm are!!! they very nearly cost us the purchase of our first home. The communication between our solicitor and her PA was shocking, they kept losing our documents, we would send our reply's back to the PA only to then get a nasty email from Serena asking why it hadn't been done when we kept showing evidence that we had. they would take 1 week to respond to every question dragging this process out to the very last day till we almost lost the sale. They really made this whole process very very stressful would never recommend this company. I have never in my lifetime had to deal with such horrible customer service ever.
