Selling A property and dealing with solicitors
This was the first property I have sold and it was complicated as it was my uncles and I was power of attorney and I lived 80miles away. They had moved into a care home. The estate agent gave me some local solicitor's and I picked this one as they said it could be completed in 6-8 weeks. It took a lot longer and the market had changed by then and the buyer pulled out. About a year later we went again having to drop the price by £90.000. They said it should be straight forward as they had all the papers ready from last time. I was asked to complete form 11 which had two parts one to agree the sale and one part of what was being left behind. This part I could not fill in without speaking to the buyer and finding out what they wanted. The solicitor said this part did not matter and would deal with this later, just sign the form so the sale can go forward. I thought this strange as solicitors had to have everything correct. It would be better if this form was two separate forms. I am not sure which solicitor had the issues but the buyer, the estate agent and my self had to keep chasing them up to make sure each one had the correct paper work, driving back and forth with paper work, the estate agent said this was normal but did not seem very professional to me. The solicitors kept asking questions which the surveyor should have sorted out. The whole experience was not good and all seams to be on a whim, one solicitor said there were too many stamps on a power of attorney form which seems petty as it had been accepted all along and asking the dimensions of the property and were they any sheds on the boundary?
The whole experience was not a pleasant one.
