Smooth transaction for the sale of my property. Special thanks to Tamil, for being so efficient, proactive and approachable. Tamil kept me up to date regularly and was available for direct contact which was helpful to avoid stress. Would use again, and highly recommended. This is my second time I have used Cunningtons at Chelmsford for house sale. They are an old established firm and the experience they have in the way they dealt with me was outstanding. At every corner of the transaction I was kept informed. I was able to contact them easily and if I left a message they promptly returned my calls. Unlike a lot of other solicitors they get on with the job. I would thoroughly recommend

I cannot recommend Rachel highly enough - Rachel and the team made what should have been one of the most stressful time a flowless transfer in a about three months time.
She was in constantly in communication and explained every step of the process.

I Sold my flat over 3 months ago with no chain, the buyer even used the same solicitor to make sure we could speed up the sale as we were told that this would be possible - how wrong we were!!
They do not speak directly to you or anyone else in their company it would seem and you are always palmed off to the secretaries. Avoid! Avoid Avoid!!!!

If you are looking into the feedback, do pay attention to the negative one as they are more likely tell the true.
I am very regretted to use their service. It is time to break my silence to alarm the public.
Firstly, my purchase was seriously delayed. It took nearly 10 months to completion, and another 5 months passed, I still could not get my title registered.
They required to do the simultaneous exchange and completion during the pandemic, which the seller rejected with good reason. Although I explained to them that it was not my best interest not to process it at all, but they asked me to sign an addition provision which meant I had to pay hundreds extra, I refused. Finally they forced me to sign a disclaimer to move this forward, and I had to renew my mortgage deals and pay extra for my expired local search. Now, my title still could not be registered no matter how many times I had to chase, even they can not give me an answer about what exactly happened. The whole process is full of stress and painful.
Second, the quote they gave me may be a bit cheaper than the other high street solicitors, but they will find any chances later to ask you to buy any insurances they can fit in. At the end, I was forced to paid £1056.80 in total, which they got commission of £388.80, comparing the total premium of £668 itself! To be honest, I am the third time buyer, apart from the Chancel indemnity which we usually need to buy, I never heard of the others.
Third, the communication was terrible. During the lockdown, they worked from home, although I kept asking for the direct contact number just in case, but she insisted email only. It took days for her to respond my emails, even not respond at all. Thinking about that she dealed with my purchase with hundreds of thousands pounds, and I can not speak to her when I need to, what a shame!
Enough is enough. Even the estate agent added them to the blacklist, not allow to use them any more. If you are considering to use their service, think again!

Cunningtons are truly the worst company I have ever dealt with. Palaniappan Ahilan at the Hornchurch branch was very unprofessional and I hold him responsible for the property purchase (chain-free) having fallen through.
There were errors in the basic information on legal documents – both my name and the purchase price were incorrect!
Phone calls were left unanswered, emails were not responded to and the service throughout was substandard. Due to their delays, failure to meet deadlines and unprofessionalism, the purchase of the property fell through. We were due to exchange imminently, however delayed responses from Ahilan resulted in the seller pulling out of the transaction the day after we were supposed to have exchanged. I hold Cunningtons (in particular Palaniappan Ahilan) entirely responsible for the collapse of the property purchase and truly believe that if we had chosen a different solicitor, we would not have had this issue.
I raised a formal complaint with Cunningtons and even their complaints team could not stick to their own response deadlines, providing far-fetched excuses for their lateness.
I very rarely write negative reviews, but I feel so strongly about this situation that I feel the need to urge anybody to think twice before instructing this firm!

We had problems with a tenant refusing to pay rent and claiming an exterior leak rendered the property uninhabitable. Cunningtons provided us with reassuring and sensible guidance under quite stressful circumstances and were able to ensure all the rent due was finally paid. When the tenant made a court claim against us, Jon Stock represented us and secured a judgement that included our legal costs being re-imbursed by the tenant. His assistant, Kimberley, was also very helpful.
