Difficult experience

I had a very difficult experience working with Helen Everitt. However I was given compensation so am giving three stars.

Poor conveyancing service, admitted mistakes, and disappointing handling of customer feedback

My experience with Bishopsgate Law during the sale of my property was extremely disappointing. My matter was handled by Kelly Archer and Carolyn Fernandes, and unfortunately the service I received fell well below the standard I expected from a professional conveyancing firm. Throughout the transaction, there were repeated errors in important legal documents and responses to enquiries. Despite providing clear and detailed information by email, incorrect information was repeatedly included in documents prepared by the firm. One enquiry response even stated that my property had been unoccupied for 15 years, which was completely false and directly contradicted the information I had supplied. Errors of this nature had the potential to jeopardise the sale and caused unnecessary delays while they were corrected. There were also financial errors during the transaction. After completion, I was informed that I owed an additional £841 because of a miscalculation on the completion statement. This is a fundamental part of the conveyancing process and should have been identified before completion. Communication throughout was extremely frustrating. Calls were regularly not returned, updates were difficult to obtain, and I spent weeks chasing Bishopsgate Law simply to keep my sale progressing. I was repeatedly asked for information I had already provided, had to explain the same issues to different members of staff, and even had to obtain enquiry responses from the property management company myself because these were not being progressed by the firm. Following a frustrating complaints process, Bishopsgate Law accepted responsibility for some of the mistakes that had been made. They refunded the £841 relating to the completion statement error. After I expressed my dissatisfaction that this did not adequately address the wider issues with the service I had received, they offered me £200 as a "goodwill" gesture, which I was told was the maximum they were prepared to offer. While I acknowledge that they eventually accepted some responsibility, I do not believe this reflected the overall level of service I received or the considerable time, effort, and stress caused by having to manage problems that should never have arisen. I believed the matter had finally been resolved, but my experience did not end there. After posting honest reviews about my experience, Bishopsgate Law sought to have them removed because I had identified the individuals who handled my matter. I found this particularly disappointing because positive reviews on the same platform also identify members of staff, yet those reviews remain published. From my perspective, this created the impression that naming staff only became an issue when the review was critical. Rather than allowing customers to see a balanced account of my experience, I felt the focus shifted towards challenging the review itself. I believe customers should be able to make informed decisions based on genuine experiences, including negative ones, as long as those reviews are truthful and based on the customer's own dealings with the firm. Overall, I found Bishopsgate Law's service disorganised, reactive, and lacking the attention to detail I expected from a professional conveyancing firm. Although they eventually acknowledged some mistakes and provided partial compensation, my overall experience, including the handling of my feedback afterwards, means I would not recommend Bishopsgate Law.

Outstanding service!

Throughout the sale of our property, Jayden was our primary point of contact. He consistently responded to our questions promptly and never hesitated to call us directly whenever clarification was needed, ensuring we always had clear and timely information. He delivered a high standard of service from start to finish, even when certain steps were delayed due to the buyer’s solicitor needing to provide updates before matters could move forward. We truly appreciate the support provided by Jayden and Bishopsgate Law. Their professionalism and assistance made the process far smoother, and we are very grateful for everything they did for us.

Thank you for the lovely feedback! We are so pleased Jayden could provide such a high standard of service and keep you well-informed throughout the process. Congratulations on your property sale!

Flat sale and house purchase

I recently completed a sale with Bishopsgate Law and worked with Jodie, Sofina and Pak-ka. They handled a difficult set of buyers solicitors with real composure. They stayed proactive at every step, kept me updated, and made the whole process feel manageable. They were engaged, quick to respond, and genuinely easy to work with. I felt in safe hands throughout. I would recommend them to anyone looking for a team who actually gets things done.

Bishopsgate Law Ltd

Thank you, James, for your feedback. We are delighted to hear that Jodie, Sofina, and Pak-ka provided proactive, professional, and supportive guidance throughout your sale and purchase. It’s wonderful to know you felt confident and well-informed at every stage, and your recommendation is greatly appreciated.

Very efficent and helpful - great communication

I had the pleasure of dealing with Bishopsgate Law for the sale of my current property, and the purchase of a new one. Despite the many challenges experienced along the way with chains falling through a few times (through no fault of mine or Bishopsgate Law) the team looking after me (Yana Cox and Claire Ryles) took it all in their stride and remained patient, friendly, and helpful throughout. The sheer speed I received each reply to any questions massively impressed me throughout also. I was consistently made to feel like their most valued client, which really helped to take the stress out of the whole legal process. I was also impressed by the fact that even if Yana or Claire were out of the office, those standing in for them, and assisting them (Pak-ka Yeung, Jo Babland, and Janine Prescott) were just as quick at responding and providing helpful assistance. I would not hesitate in recommending Bishopgate Law’s services to anyone, and would certainly use them again in the future!

Bishopsgate Law Ltd

Thank you for your kind words and recommendation, Richard. We're so pleased Yana, Claire, and the team made the process smoother for you, especially during the challenges along the way. It’s great to hear our communication and support stood out — we’ll be sure to pass on your feedback. We’d be glad to assist you again in the future!

I had used Bishopsgate Law twice before and found them to be very efficient and professional. They had previously handled a property sale for me and separately and later a more complicated leasehold/freehold maisonette property purchase, both at a fixed price and in a timely manner. Therefore, I recommended them to my mother who was selling her house to cover Care home costs. We are very happy with the process and outcome. Marianna Fratello and her team carried out the conveyancing very efficiently and effectively. They communicated patiently and kindly with my mother who has hearing challenges and with me and my brother who supported her through the entire process. In fact, communications this time were even better than before with extremely rapid turnaround of queries and documents. On the few occasions we did need to speak, calls were returned promptly. What was a very difficult time for my mother was made as painless as possible for her. Costs are very clear, fixed and significantly lower than local solicitors. They have a no-sale/no fee policy. I would highly recommend Bishopsgate Law and will use them again in the future.

Hi there Cliff, Thank you very much for this brilliant review about Bishopsgate Law and for specifically commenting on the efforts of Marianna and the wider team, this is very much appreciated. We look forward to no doubt assisting you again in the future. Kind regards, The Bishopsgate Law team

Here to add to the multiple other 1 star reviews with the same issue. I’m not using Bishopsgate directly, but buying from a seller using them. This has been an unnecessarily long and painful process. There seems to always be 3 people working on the case, no clue who might email you next and each person seems to have different information from each other. The case seems to be being passed around the office as different people join in and then are no longer on the case. My estate agent doesn’t even have the same information from all the Bishopsgate solicitors. Please for the sake of the other people involved in a sale, avoid them.

Hi Rai, Thank you for your review, although you are not a client of this firm so we are unable to liaise with you further on this. Please do revert to your Solicitor with any concerns or queries you may have regarding the transaction. Kind regards, The Bishopsgate Law team

Olivia Bernham and Jasmin Hornsby were recommended to me by a friend. From day one, they have been quick and efficient in replying to any questions that I had and helped me kickstart the process. Once we started receiving the searches reports and replies from the seller, they immediately put together an extensive list of enquiries that needed to be addressed. The seller turned out to be very difficult and uncooperative, but I felt supported by Olivia and Jasmin and they worked in my best interest. They definitely went above and beyond to make sure that everything is correct and done in a timely manner. I would strongly recommend them to anyone!!
