Very Slow communication

I haven't finished the process, but I haven't heard from my solicitor for 6 weeks. I made a complaint to the Senior Partner last week but still haven't even had an acknowledgement of my email.
I am seriously considering changing firms as it feels this would be a faster way to get things done despite having to pretty much start from scratch. Initially response times were excellent, however, I don't think any contact was made with the other party for several weeks. Since then, communication has been minimal. We have had one meeting and barely had a word since and it's been more than 6 weeks with me emailing twice a week and calling once a week. The only time she picked up the phone was when she was on annual leave and the office was accidentally forwarded to her mobile. She works remotely and apparently no-one else can help me or touch her cases. So frustrating. The chain is at risk of collapse.

If you have serious property issues I recommend stuart @ photades

Have been using stuart at photades for last 15 years as I'm a seasonal auction buyer. I never left reviews although I have very good experience with the company and stuart in particular. Last auction property I bought was very complex as it was unregistered property however stuart as usual has been very good at dealing with all problems. Very experienced conyencer will recommend people to use him specially if you brought property's at auction and difficult property dealing.

Very poor communication, we were waiting for days and sometimes weeks to get any response to emails and voicemails. Clearly their case load is far higher than they have resources to accommodate.
We were prepared for delays, as they always tend to happen when buying or selling a house, but Photiades exceeded our expectations. We had to chase for every thing. Some aspects that we explicitly pointed out at the beginning of the process have been attended to only 3 months later. Queries from our buyers were forwarded to us with 1-2 weeks delay. Everything took ages, but what's worse, nothing was communicated to us, phones were not picked up, emails not answered, all we could do was to ring, write and sit and wait and see more and more deadlines being not met. At some point it seem the whole sale may not go through, simply because of the slowness of the process. Extremely stressful, and unnecessarily so. If it has to take that long, so be it, but at least talk to us.
At the end, the funds from our house sale were withheld for a month, causing us serious inconvenience, again no communication with Photiades, until we said we'll take it to the small claims court and report them to the law council. Case magically resolved within minutes.
Bottom line: avoid, even if they offered their services for free!

House Boundary dispute resolved

Dealt with Simon Foxcroft from Photiades Solicitors in St Albans Herts for a house boundary dispute with new neighbours.
He was very knowledgeable, professional, courteous and efficient. He was also friendly and a pleasure to deal with. We communicated with each other mostly by email.
We were very pleased with his efforts, empathy, advice, understanding and support in resolving the matter over a period of 4 months. He was also very meticulous and articulate in his calls/letters/emails.
It all finally resulted in an amicable resolution between both parties, after several letters and then a site visit with us and the other party concerned. He finally complied a boundary agreement which was drawn up by him to send off to Land Registry.
We highly recommend him.
Thank you so much Simon for everything. It was a very stressful time.
Ps - The accounts dept could’ve been more organised and efficient when settling payments by phone.

Photiades disappointing

I am extremely disappointed with the service provided by Photiades whom I used to buy and sell a property and purchase some land. They failed to tell me when I appointed them that my dedicated solicitor worked 3 days a week and approx 35 weeks a year. They failed to provide mewith a point of contact in his absence and when I did find a contact (Will Harvey - company director) he failed on numerous occasions to even reply to my emails leaving me to feel very unimportant. When my conveyances did go through they put it through at the wrong purchase price leaving me to pay a higher stamp duty and also failed to pay me the chattels monies until I queried both. As a company I found Photiades poor in communicating with me effectively and strongly recommend against using them.
