⭐⭐⭐⭐⭐ I have had the pleasure of using Kayleigh Harrison for three property transactions so far, including both purchasing and selling properties, and I can honestly say that the service has been outstanding every single time. From the very beginning, she has been incredibly helpful, approachable, and professional. She always took the time to explain each stage of the process clearly and made sure I understood everything involved. Her communication is excellent — emails and phone calls were answered promptly, and I was kept updated throughout, which gave me real peace of mind. Property transactions can often be stressful and complicated, but she handled everything smoothly and ensured that matters progressed as quickly as possible. Thanks to her experience and dedication, each purchase and sale was completed with minimal stress. I have complete trust in Kayleigh and after using her services three times, I would not consider going elsewhere. She has never let me down and has consistently delivered a high standard of service. I would highly recommend her to anyone looking for a reliable, knowledgeable, and genuinely caring solicitor for buying or selling a property. In November 2024 I paid Swift Lawyers £459.42 which they told me was required by Stonewater Housing Association In respect of maintenance of the common areas £359.42 and £100.00 transfer of ownership fee. Stonewater has never received this money and I have spent the last 13 months asking Swift Lawyers to provide proof of this payment to Stonewater. As we approach month number 14 they have still not provided this information. In addition, Stonewater has indicated that the maintenance charge would be approximately £178.00 pounds and my numerous requests to Swift Lawyers for verification of how they arrived at the sum of £359.42 have also remained unanswered. In May 2025 Swift Lawyers were fined by the Solicitors Regulation Authority due to a breach of the following rule; Swift Lawyers Limited will pay a financial penalty in the sum of £12,759, under Rule 3.1 (b) of the SRA Regulatory and Disciplinary Procedures Rules, This resulted in a referral to our AML Investigations Team, where breaches of the Money Laundering Regulations 2007 (MLRs 2007) were also identified. Between 6 October 2011 and 25 June 2017, the firm failed to establish and maintain appropriate and risk-sensitive policies and procedures (P&Ps), pursuant to Regulation 20(1) of the MLRs 2007 Broadly speaking Swift Lawyers failed to keep accurate records regarding the financial transactions carried out at the firm. If I could rate them 0 stars I would, the experience has been incredibly poor and we will be going to the Ombudsman regarding our experience. Our solicitor was Ali Zaheer, he was impossible to contact, everything we tried to call we were either left until it went to answerphone or got a message saying they were busy. We found out that if we withheld our number they would answer, but when we asked to speak to Ali we were told he wasn't available, seemingly without asking him or trying to connect us. He also rarely replied to emails, and when he did it was incredibly slow. Whenever Ali contacted us it was at the end of the day on Friday, leaving no time for us to do anything or make progress until the following week. Meaning at best 1 thing would be sorted in a single week, but regularly nothing happening, sometimes with no contact even with us trying to contact him. Swift Lawyers are not the first conveyancing lawyers we've used, but they are certainly the worst.

Kayleigh at Swift Lawyers has been excellent as we sell our buy-to-let property. She has been ‘on it’ from the moment we appointed her. She has communicated in a timely fashion and answered our questions promptly. Paper work was sent promptly and we never had to chase her for information. We have now been passed onto Melanie who is responsible for sorting the exchange of contracts and completion date. She too has already been in touch. We now await the final stages of our sale.

When I read the reviews first I wasn’t too sure but then when I instructed the company and I realised my nightmare had began! They over promise and can’t keep up! I had so many solicitors who kept switching, I had Rishi first who was eventually sacked I think I don’t know and then Robert took my case on then passed it over and then took it back and he really just needed instructing from me constantly when I rang to see him he just ran off upstairs and never came back down and sent the admin staff down etc. I really don’t like giving bad reviews but the experience was truly horrible! The staff dress like they’re in holiday they just lack professionalism! Anyway if you don’t believe me choose them and see for yourself ! I regretted going with them until Haider was handed my case! He was truly utterly a -send! He just got on with things and was always responsive every query I had! Even after I got the keys there was some issues basically previous owners left a lot of rubbish and Haider was very patient with me as I just had enough by then! He made sure I got my money back from the previous sellers after removing their rubbish! Haider defo saved the day for me! If you do go for them ask for Haider and stay away from Robert! Sorry but you were very unprofessional and I have to leave a honest review! They never return calls - I may be told I rang a few times etc but if you don’t get replies that’s what you would do right? Anyway I’m just glad I can put all this past me and safe to say I’ll never use this company again or ever recommend!
