It pains me to give this company one star. I chose Bishopsgate Law partly based on the good reviews but am more than disappointed with the dreadful service. Just one of the many failures was four months in when we were at the point of talking about exchange they discovered they had not got the management pack from the flat's managing agents. This is a huge and fundamental error which caused a lengthy delay. The only positive thing about the whole transaction was that they did respond to my complaints.

Bishopsgate Law assisted in the process of remortgaging my property and it was overall a positive experience . The type of mortgage I was offered as a non UK resident, was quite different to my previous one, but the solicitor, Amanda McNabola, rang me to clarify and explain the differences to that of a conventional mortgage, which I found very useful. Amanda was always quick to respond to my email queries, and she was great at keeping me informed during the whole process. I needed to have the mortgage settlement by a specific date and she managed to get all the information from various parties as well as the bank to get it finalised just in time by the end date of my previous mortgage term, despite my very slow and unhelpful property management company! I also had dealings initially with Evie Williams, due to the complexity of the new mortgage, who assisted with putting pressure on the management company. The reason for giving only 4 stars is that I ended up paying a little more than the initial quote and a few miscalculations by the law firm, although these were quickly rectified I may add. All in all a positive experience with friendly and knowledgeable people!

DISGUSTING SERVICE. Going against the wished of a lender AND buyer because they can't get their nose out of their books! Do not use them! Something comes up that remotely requires some flexibility they will block you and not care for you as a paying customer. No empathy. A case with the legal ombudsman has been opened

They were fine. We are first time buyers and they were fast when it came to responding and kept us updated throughout the process. My experience was soured with the handling of their costs which were incorrectly stated in their invoice multiple times when sent to me. Twice I had to remind them to remove an excess "giftor" fee and they also mistakenly charged me a CHAPS fee after I repeatedly queried it only to kept being told it was correct (eventually they refunded it but only after a fair amount of back/forth). Be careful with their "mortgage handling fee" applicable for any mortgage changes, including simple rate reductions, which hadn’t been disclosed upfront. I had to push back hard to get it waived for rate-only changes.

Regarding the additional Mortgage Report Fee, whenever a new Mortgage Offer is produced, this does require a re-review of the entire contents of the Offer, and if applicable, a new Mortgage Report to be produced, hence the additional work. Not sure how good they are at conveyancing. What I do know is they are very BAD at settling thier clients out standing bill. We have been chasing the monies for 8 days STILL NOT PAID. I will be complaining to the law society about holding on to client money. A solicitor can only hold client money after a house sale for as long as there's a justifiable reason to do so, according to the Solicitors Regulation Authority. Once the estate agent's fees and any other outstanding debts related to the sale are settled, the remaining funds should be returned to the client promptly.

Very efficent and helpful - great communication

I had the pleasure of dealing with Bishopsgate Law for the sale of my current property, and the purchase of a new one. Despite the many challenges experienced along the way with chains falling through a few times (through no fault of mine or Bishopsgate Law) the team looking after me (Yana Cox and Claire Ryles) took it all in their stride and remained patient, friendly, and helpful throughout. The sheer speed I received each reply to any questions massively impressed me throughout also. I was consistently made to feel like their most valued client, which really helped to take the stress out of the whole legal process. I was also impressed by the fact that even if Yana or Claire were out of the office, those standing in for them, and assisting them (Pak-ka Yeung, Jo Babland, and Janine Prescott) were just as quick at responding and providing helpful assistance. I would not hesitate in recommending Bishopgate Law’s services to anyone, and would certainly use them again in the future!

Best Solicitors by a mile

We recently completed our property purchase with Bishopsgate Law, and as first-time buyers we couldn’t have asked for a better experience. We were fortunate to be assigned Ruby and Donna, who were absolutely outstanding throughout the whole process. In April this year we sold our house in London. Marianna Fratello from the Hertfordshire office was absolutely fabulous, easy to work with and very efficient from start to finish. Terrible experience with Bishopsgate as conveyancers representing the buyer of my property, slow communication including never picking up the phone, repeated enquiries that had already been answered, and failed to pass on documentation and contracts for review in piecemeal fashion, waiting until near the end of the transaction to give everything to the buyer for review at once.

I recently engaged Bishopsgate Law for the purchase of my first property. I chose them because, when I was trying to find a solicitor, I received no responses to my inquiry forms or calls! This lack of communication raised a red flag for me, as I believe initial contact is crucial. However, when I called Bishopsgate, I was greeted with a friendly and professional conversation that immediately put me at ease and made me eager to have them handle my case. As a first-time buyer navigating all the processes, I felt a bit like a fish out of water! Since this was a leasehold property, it was a little more complicated. Amanda McNabola was assigned to my case, and I must say that from start to finish, the service I received from Amanda was fantastic. The communication was excellent, and I truly felt that they had my best interests in mind. There were delays from the sellers and their solicitors that created significant obstacles! This made for a very tight deadline, but Amanda and her team went above and beyond to ensure that the sale was completed on time. I am incredibly grateful for her and her team's efforts. Even after the completion, there was an issue that was supposed to be handled by the sellers' side but wasn't. I brought it up to the estate agents, who were a bit dismissive, telling me to go back to my solicitors. I reached out to Amanda, and without hesitation, she emailed them, and the problem was resolved! When I shared with my friends and family how quickly communication was handled, they were very impressed and wished they could say the same!
