STAY AWAY AND PICK A LOCAL SOLICITOR INSTEAD!

Where do I even start? I bought a leasehold property with Muve in 2024 and I was positively impressed by their portal and its user-friendly interface. But that's about all the positives... My conveyancer was based in Sri Lanka and I never received a single phone call from her, just email updates. When we were approaching the exchange date, they started adding several extras to my bill - and they tried to charge me much more compared to what is listed on their website! But more worryingly, the main issue became evident only well after completion. My conveyancer had failed to properly investigate service charge arrears. As it turns out, the management company was late in issuing their invoices, which has left me in debt of >£2000 for charges I should have never had to pay in the first place... I just wish I had gone with a local solicitor instead. I went with Muve hoping to save some money only to find myself paying MUCH MORE as a result of their poor transparency and callouness. I have raised a formal complaint with them over 2 months ago and I am yet to receive an update... RIDICULOUS!!!

They don't answer calls or emails for weeks at a time, say they will do the work, then don't, and add hidden fees, which they assured us at the beginning that they wouldn't—worst experience of a solicitor I've ever had.

Forced Into Extra Costs on a No-Chain Cash Purchase - ~4 months

I would not recommend Muve based on my experience. This was a cash buyer transaction with no chain on either side, yet it took close to four months to complete. As a result, I incurred an additional month of mortgage costs that should never have been necessary on a transaction of this type. Once the case required active management, the service deteriorated significantly. Communication was largely email-only, and my case handlers would not proactively chase the other solicitor by phone, particularly outside of standard GMT working hours which I suspect they are based, even when delays were critical. I had to chase daily just to obtain basic updates, many of which I sourced myself via the estate agent or the other solicitor and then passed back to Muve. Despite repeated requests, Muve failed to make timely direct contact with the other solicitor. On several occasions, days passed without any action, while third parties were able to obtain responses the same day. This level of passivity is unacceptable in conveyancing. Even tho the seller solicitor myself and estate agent was all speaking daily. On the day of completion, I was effectively forced into a position where completion was delayed until the same day, enabling Muve to apply an additional £225 fee. This situation arose due to avoidable handling and communication failures earlier in the process, not due to any action on my part. The complaints and review process was particularly disappointing. Conclusions were repeatedly reached before Muve had access to the full email chains, including numerous sent emails that received no response. This made the review feel like a box-ticking exercise rather than a genuine investigation, with responsibility consistently deflected elsewhere. Even while the complaint was supposedly under review, responses were delayed or ignored. I requested a response again while drafting this review and received none. I am now escalating this matter to the Legal Ombudsman, as I do not believe the internal review was impartial or properly conducted. Based on my experience, Muve lack proactive case management, accountability, and effective escalation when issues arise. I would strongly caution others, particularly those expecting a smooth or time-sensitive transaction.

I can honestly say I felt looked after from end to end. Reasonal fees abd friendly team. I wish I had not instructed them they are awful, never give updates and when they do they lie that things have been done when they haven’t They were quick enough to take over £2,000 to instruct them and now it’s a disaster and we risk losing our buyer and seller due to their constant delays
