Commonhold is a form of owning a residential unit (such as a flat) in a building with individual title to the unit and a shared obligation to maintain the common parts. A solicitor prepares the necessary documents, including the commonhold lease, the commonhold association’s constitution and the service charge regime, and registers these at HM Land Registry. They also help buyers, lenders and developers navigate titles, mortgages and any disputes about common parts or management. This work is focused on solidifying long‑term ownership and governance.

“Given how complex 'relevant building' conveyancing is, Victoria Hands did a phenomenal job and I have thoroughly enjoyed working with her. She is extremely responsive, diligent, knowledgeable, and enabled me to have complete peace of mind that my best interests were being looked out for at all times. I will 100% be using MLP again and will be recommending Victoria to everyone who asks me in the future. I couldn't be happier with the result!”

Where a solicitor protects your position

The solicitor creates or amends the commonhold community statement and the commonhold association rules, handles registration of the commonhold title at HM Land Registry, drafts and negotiates service charge arrangements, and coordinates with mortgage lenders and buyers to ensure proper conveyancing and financing. They may advise on future sales, alterations to the building, and resolution of disputed maintenance or governance issues, with the aim of protecting long‑term ownership and the stability of the commonhold structure.
