Condominiums in England cover ownership within multi-unit buildings where each person owns a specific unit and shares the common parts. A solicitor helps with buying, selling or remortgaging a condominium; negotiating and drafting the transfer deed, checking service charges, ground rents, and the terms of the management company or residents’ association; negotiating with the developer or management body; and handling disputes about maintenance or access to communal areas or the building’s facilities.
The solicitor identifies decisions that affect ownership and long‑term financial commitments, such as service charges, sinking funds, and rights of way over common parts, where failure to respond promptly or properly can lead to ongoing costs, service interruption, or loss of access to shared facilities. They advise on deadlines, ensure proper documentation is in place, verify the accuracy of title and charges, and raise or respond to any disputes through the appropriate tribunal or court if needed.

We have dealt with Barker Gotelee on the sale of two properties to date plus the purchase of another two properties. We cannot speak highly enough of Nicola and Bridget, they are efficient, communicate in a timely manner and are always approachable. We felt that Nicola had our best interests at heart throughout the process and wouldn't hesitate to use her again.

Tagged solicitors Georgianna Kaya and John Rockliff Smart
I used John Smart at Richard Griffiths for the probate and sorting out of my Aunt’s Will. He was professional and helped us to sort out a tricky situation. I found him professional but not distant, easy to communicate with and available when I needed questions answered. I also used Georgianna and team for the conveyancing of the property I was selling. They were efficient and kept everything moving along nicely. Again it was always possible to get hold of someone to answer questions and report on progress. I highly recommend the firm. Everyone has been a pleasure to deal with.
