This work covers the pre-purchase checks a buyer undertakes when buying a home in England. A solicitor orders and reviews a set of property searches (for example local authority searches, drainage and water, flood risk and environmental data), examines the title and plan, and flags risks such as planning issues, restrictive covenants or rights of way. They raise enquiries with the seller, explain what the results mean, and help secure legal completion and registration at HM Land Registry. The aim is to identify problems before exchange and to secure appropriate protections for the buyer.
