This work covers negotiating and arranging a voluntary extension of a residential lease, typically where a lease is nearing its end and the tenant wants to secure longer-term security or reduced ground rent. A solicitor advises on the terms, drafts or negotiates a deed of variation extending the lease, and coordinates with the freeholder, mortgagees and the land registry to register the new lease. They also check for issues in the headlease, identify any statutory protections that may apply, and ensure the extension is legally enforceable.
