This area covers ownership, use and commercial exploitation of land and property: sale and purchase, commercial and agricultural leases, mortgages and legal charges, easements and rights of way, restrictive covenants, adverse possession and title defects. Solicitors draft and negotiate contracts for sale and commercial leases, prepare transfer deeds and other conveyancing documents, register dispositions and charges at HM Land Registry under the Land Registration Act 2002, lodge notices and restrictions, carry out searches and title investigation, and advise lenders, landlords and developers on priority and security. They bring or defend claims in the county courts or the High Court (Chancery Division) and in the First-tier Tribunal (Property Chamber) to resolve disputes and apply for rectification or other remedies; commercial transactions are shaped by registered entries, priority rules and precise contractual drafting.

I have used this company twice and have found them very efficient. The first time was a conveyancing matter which had to be resolved from start to finish in 30 days and I am pleased to say it was. The second time, is still ongoing, with the drawing up of an easement for a septic treatment plant on my land to be shared by a third party. I find them very knowledgeable as to what is required and sound advice about how to proceed.
