This area covers problems and questions about who owns property and the accuracy of the title to land or a house in England. A solicitor in this field drafts and reviews title documents, investigates chain of title, applies to the Land Registry to register or correct entries, handles disputes over ownership or boundaries, and advises on how title issues affect selling, buying or mortgaging a property. The process is shaped by property law, title deeds, and the Land Registry system.

“The sale of my mother's property (she is in a care home, and I am her attorney) was handled smoothly by BHP Law. Friendly and professional communication throughout, with prompt, clear responses to our questions - especially from Tracey Steele.”

“We have used Alister Jones at Clark Willis for two property transactions so far (one sale and one purchase) and in both cases we have been impressed. Alister has a proactive approach to chivvying along somewhat less-than-organised conveyancers on the other end of the process and he clearly explains and contextualises any legal technicalities which arise during the transaction. For example in our sale we had to ask the Land Registry to clarify their not quite accurate records of access rights over a non-adopted road to the house using information in the original 19thC deeds, which course of action Alister discussed with us and then processed with the registry. In our recent purchase the house was subject to several archaic restictive covenants the implications of which Alister explained in clear English. This purchase had to take place over an extended time period because of the personal circumstances of the seller, and Alister pro-actively made sure that we were kept informed of progress even though the seller's solicitors were extremely dilatory at responding to questions, and then he worked hard to move the transaction to a successful and speedy conclusion within a week as soon as the final sets of answers were received. Throughout the transactions it was very easy to get direct access to Alister via email and over the 'phone, and we also like the fact that CW have a physical office right in the centre of Darlington. Both of these transactions were carried out at fee rates which I regard as *very reasonable indeed* for the high quality of work and documentation received, although I know I shouldn't say this! As I said above, we will certainly use Clark Willis again - not just for property work but also to revise our wills - and we have no hesitation in recommending them. ”

“We had the pleasure of Will McGarry dealing with our sale & purchase of our former & current house. With it being my first time Will was very thorough & explained everything to me. He made sure I understood everything and was kept up to date every step of the way. Made the whole process pain free with a wonderful polite & friendly professionalism. He is a credit to the firm & I wouldn't hesitate at all to use McGarry Law again. I would highly recommend him & the firm & will be suggesting them to all my friends for their needs.”
