We had a great experience with Rachel Hanson at the Ilkley office. She was very approachable, helpful and knowledgeable which contributed to it being a stress free transaction.

Whilst dealing with my late mother's estate, it was explained to me the different ways of achieving Grant of Probate and I was guided to the more cost effective route.

I hope this is taken as constructive, as I am not attempting to suggest that our case wasn't handled well, but could have been a little smoother and less stressful. All all the responses needed were done from remotely from the house given this was a probate sale. With the aim of expediting an exchange and causing as less stress for all parties, we would have preferred to see the solicitor take a more responsible role when fielding questions from the buyer’s solicitors. Questions regarding building works that would have happened more than 30 years ago are impossible to answer and only suggesting resolution via an indemnity after 3 weeks of follow up questions – when the indemnity cost under £25 - would have allowed the sale to progress earlier. Questions regarding the legality and access of a barrow way that was clearly marked on OS maps and the deeds and need not have been an issue. Questioning the legality of a dropped kerb when the council states that permission wasn’t needed when accessing a minor road. Questioning the absence of an installation certificate on a 15 yr old boiler, when Corgi/Gas Safe don’t retain records for that long. Had already submitted records of the annual maintenance certificates. Finally, sending a time-critical email near end of day requiring a client response before setting email response to Out of Office and going on leave is really frustrating for a client.
