.I would advise anyone considering Atkinson Firth Solicitors to proceed with caution, particularly where a matter is urgent or subject to court deadlines. I spent nearly two years before any work was actually done. It’s been a very expensive ordeal. I instructed the firm regarding a court-ordered transfer of equity with a specific timescale. I requested 4 months rather than the standard 3 months. My intention was to remortgage the property, redeem the joint mortgage and complete the transfer within that timeframe. However 4 months was not enough. Despite repeatedly chasing for updates, I discovered that important documentation had been sitting in a portal for approximately a nearly 2 months without being identified or acted upon with poor explanation . This was subsequently acknowledged and apologised for. The matter was then passed internally to a conveyor solicitor with the urgency made clear, but I experienced further delays and repeatedly had to chase for progress. With an excuse he didn’t know where to go with it. And allowed for a further month to go by. The financial consequences were extremely serious. Because so much time had been lost, I no longer had sufficient time to complete my planned remortgage before the court deadline in order and to remove my ex off the deeds. I only had 1 month Togo. I therefore had to urgently obtain £130,000 from a family member to pay off the joint mortgage so the transfer of equity could proceed. Had my family member not been able to provide £130,000 at short notice, I faced the possibility of not meeting the court-ordered timeframe and potentially having the matter return to court. In my view, this situation could potentially have been avoided had the matter been prioritised and progressed promptly. I then experienced further delays involving the Land Registry and post-completion requirements. My house had been sold and only to discover submission was only placed mid July. It should of been done in April / May I appointed another conveyancer for the separate sale of my property and onward purchase. Making atkinson aware. Atkinson Firth had not been instructed for those transactions; I simply needed them to complete the transfer of equity, Land Registry and post-completion work they had already been instructed and paid to undertake. The outstanding registration and Certificate of Compliance then began affecting my current sale, There were also communications following my decision to use another conveyancer that I personally found uncomfortable and pressuring. At times, I felt that my decision to instruct another firm for my separate sale and purchase affected the assistance I received with the outstanding work. After a month of constant refusal to continue with the work I paid for I do, however, want this review to be fair. Graham ( director ) ultimately stepped in and spent considerable time resolving the final Certificate of Compliance/Land Registry issue, and the required certificate has now been obtained. I am genuinely grateful for his intervention and assistance. However, I cannot disregard the delays and consequences that came before this. The transfer arose following extremely difficult personal circumstances and was supposed to allow me to move forward. Instead, the process caused significant additional financial and emotional pressure. This review reflects my personal experience and the correspondence and chronology I have retained. At different stages, I had to urgently secure £130,000 from a family member, faced the possibility of the matter returning to court, and later faced the potential collapse of both my house sale and onward purchase. Although I am grateful to Graham for eventually stepping in and resolving the certificate issue, based on my overall experience I would still advise anyone with a time-critical matter to proceed with caution, keep detailed records and closely monitor deadlines and progress. This whole process has been costly and devastating.

Will I be able to get help again it's about a certain person that I was with not giving too much information

An appointment was made late January for a Solicitor to call at my elderly Parents house in Baildon as they both House bound yesterday the 5th of March. That was perfect for the solicitor Andrew Devanny as he lives in Baildon so it was perfect as it was on his way home. Both me & my Brother needed to attend the meeting so we both left work early. When it got to 4pm & no show I rang the office & ended up talking to a very Rude lady who had no communication skills & basically said she couldn’t help. When it got to 5pm & no phone call or email you know no one is calling. This morning I sent an email & no one has had the decency to reply. What a very unprofessional company to deal with. My mother is very ill in Leeds GI & it was important that meeting happened to sort out Finances/Trust etc . My advice is keep away from this incompetence company of Cowboy Solicitors

Would highly recommend this Company in particular Mark Beedel who has dealt with all our property purchases and sales and we would not consider going anywhere else. Excellent and professional service from start to finish!!!
