I understand that initial conveyancing fees are estimates and can change, but what I experienced with this firm went far beyond that. Over an 8-month process, they repeatedly “forgot” certain fees and only added them back onto my statements after I had already exchanged contracts and was locked in. That left me with no choice but to pay costs they expected me to remember from eight months earlier, despite those fees not being included in the multiple email chains and statements I’d received during that time. To make matters worse, I was told to find an extra £720 in just four days (before completion) because of their mistake. I managed to negotiate paying the following month, as this last-minute demand put a massive strain on my finances, especially during what is supposed to be one of the most exciting stages of the process. Communication was consistently poor. My main contact, Lily, was often unresponsive, unclear, and even made errors on important documents. When issues did arise, her supervisor, Harpeet, became involved, but was dismissive, short, and frankly unprofessional in tone. At no point did either of them take accountability for the mistakes that had been made. Instead, the attitude was defensive, as though the problems were mine to resolve rather than errors on their side. What frustrated me most is that while they are quick to respond publicly to reviews, they never once took accountability in direct correspondence with me. There’s no value in doing damage control online if you can’t provide the same care and responsibility to your actual clients. I am relieved the process is over, but I would never use this firm again, whether the Ipswich branch or the London office.
