Full and complete recovery of a very complex and difficult debt recovery of a charging order, including the death of the defendant during the enforcement, with sensitive and professional negotiations with decised widow during the realisation of the estate and the agreed settlement of the charging order without the need for enforcement by sale of the decised property. Land boundary dispute
I recently had a land boundary dispute with an adjoining landowner. The matter was placed in the hands of Marsden Rawsthorn Solicitors and Mr Karl Wilson acted for me throughout. Mr Wilson was instrumental in achieving a good outcome that was agreeable to both parties and settling what had become a longstanding dispute without the need for costly proceedings.

I just wanted to say a massive thank you to all the staff at Marsden Rawsthorn and share my thoughts on the service I received from this firm. I used Marsden Rawsthorn for purchasing properties over the past many years. However, last year, I separated from my partner and found myself fighting for my home, which I owned before I met her, my hard money and, believe it or not,- my dog. In my eyes, she was an emotional, mental and financial abuser, and what was the worst, she and I were forced by circumstances to live under one roof for two years after breaking up. I tried to sort it out myself amicably but was getting nowhere as she was interested in continuing with the abuse, not in resolution. And so I contacted Marsden Rawsthorn for help. I was immediately contacted by Karl, a dispute resolution lawyer, who became my brick wall and support until everything was sorted. As meaningful conversation was out of the question between me and my ex, I asked Karl to handle EVERYTHING on my behalf. First, Karl helped me to secure the ownership of my dog, which she wanted to take away despite not being able to provide adequate care for him. Karl advised on every possibility depending on what she decides to cook up next and what is my legal standing. He then constructed a legal agreement with very clever wording which helped me to secure ownership of the dog and stop all possible future attempts to take him away from me.
Next, I needed to secure the ownership of my Lytham St. Annes-based home. This was much trickier as she wanted us to sell the house, and I wanted to keep it as it was my family home. As revenge, she was dragging her heels at every step. She was directing her solicitor once or twice a month, resulting in Karl and even her own solicitor needing to chase her. I secured a new remortgage offer, and she did everything she could to make me lose that offer by missing the deadline. What should've taken three months stretched over nearly a year. I was losing my will to live on a couple of occasions due to constant mind games and abuse from her at home. But Karl was always there for me, advising, cheering and always reliable. He was keeping me in the loop all the time and, sometimes, working till the last minute in the evening. The communication was brilliant. He pushed, nagged, prodded and bulldozed his way through. He is cunning and steely towards his opponents but caring, kind and approachable towards his clients.
Karl's colleague Paul of the conveyancing department was also fantastic. Karl and Paul made it their mission to complete the transfer of equity and get her out of the house before Christmas to give me and my children a peaceful Christmas. I have no idea how they managed to pull this off, but we completed it five days before the office's closure for the holidays. Paul, just like Karl, is very caring, officiant and very involved and kept me updated. I did not need to chase anyone. Everything was done for me. I just sat back and watched the battle going on. We were a step away from going to court on numerous occasions, but the professionalism, efficiency and diplomacy of these lawyers helped to avoid it and saved me a lot of money. Yes, Marsden Rawsthorn is not a cheap firm. But you get exactly what you pay for because everything is done for you at the best possible quality. A five-star reliable service and kind and involved approach. They really do care. I consider myself lucky to have them on my side and definitely will be recommending and will continue to use them again for anything legal. Every penny I spent on their services now definitely feels like an investment in a better and brighter future. Thank you so much, Karl and Paul.
